A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING
COMMISSION APPROVING PARCEL MAP 4693 TO
DIVIDE 2.78 ACRES LOCATED ON THE WEST SIDE OF
SAPPHIRE APPROXIMATELY 330' NORTH OF 19TH
STREET INTO FOUR (4) PARCELS.
WHEREAS, on the 8th day of September, a formal request for action on
this project was filed with the City; and
WHEREAS, on the 27th day of September, the Planning Commission held
a meeting to consider such a request.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS
FOLLOWS:
SECTION 1: That the following findings have been made;
1. That the proposed map is consistent with the applicable
general and specific plans of the City of Rancho
Cucamonga.
2. That the design or improvements of the proposed sub-
division is consistent with applicable general and
specific plans of the City of Rancho Cucamonga.
3. That the site is physically suitable for the type of
development.
4. That the site is physically suitable for the proposed
density of development.
5. That the design of the proposed improvements is not
likely to cause substantial environmental damage or
substantially and unavoidably injure fish or wildlife
or other habitat.
6. That the design or the type of improvements is not
likely to cause serious public health problems.
7. That the design or the type of improvements will not
conflict with easements acquired by the public at
large for access through or use of property within
the proposed subdivision.
SECTION 2: That this land division will not create adverse impacts
on the environment and that a Negative Declaration is
issued on September 27, 1978.
SECTION 3: That Parcel Map No. 4693 is approved subject to the
following conditions.

8. A 60 foot offer of dedication~th 20 foot radius corner
cutoffs on the unnamed street between parcels 1 and 2.
9. Prior to final occupancy, street plans prepared by a
Registered Civil Engineer shall be submitted for review
and approval of the City Engineer.
10. Sewer and water plans shall be submitted and approved
by the Cucamonga County Water District prior to develop-
ment of the individual parcels.
11. A Parcel Map shall be recorded on the proposed land
division in conformance with the provisions of City
Ordinances and the State Subdivision Map Act.
12. At the time of development for parcels l, 2 and 3,
curb, gutter, drive approaches, sidewalk, street trees,
A.C. match-up paving shall be provided along Street "A".
13. Street lights are required along Sapphire Street. The
developer of each parcel shall submit all necessary
plans for installation to the Southern California Edison
Company.
Foothill Fire District
In accordance with Ordinance No. 1, Foothill Fire District,
the following items are required prior to commencing con-
struction of any building(s) or structure(s):
14. Fire flow will be determined by the Foothill Fire
District upon receipt of the following information:
a. Two (2) sets of plans
b. Structures per acre (density)
c. Location of tract
d. Type of roof covering
e. Number of stories
15. Calculations indicating that the fire flow requirement
will be met shall be submitted to this department prior
to plan approval.
16. Water mains and appurtenances shall be installed in
accordance with the requirements of the Cucamonga County
Water District.
17. This department shall be notified to witness an
acceptance test of the water system prior to con-
struction of any building(s) or structure(s).
18. Fire hydrant assemblies shall be installed in
accordance with requirements of this district.
19. Fire hydrants shall be installed prior to commencing
construction of any building(s) or structure(s), and
shall be approved wet barrel type only.
20. All streets and cul-de-sacs shall meet the minimum
San Bernardino County Road Depari~ment standards.
21. Streets leading to cul-de-sacs or dead ends shall
not exceed 600 feet in length. In the event these
streets are redesigned in any manner, the 600 feet
length shall be maintained on all resubmitted plans
(tentative or final).
The following requirements are necessary prior to completion
or occupancy of the aforementioned development:
22. Trees existing on property are to be topped to 30 feet
and trimmed from the base up 15 feet. All dead limbs
and leaves are to be removed.
23. House or building address numbering shall be provided
in accordance with San Bernardino County Ordinance
No. 2108.
24. Any structure which incorporates fireplace chimneys
shall have approved spark arresters installed.
