A PRE-APPLICATION REVIEW DRC2002-00178 -CRAIG SCHEU - A
review of a master plan for two single-story office/industrial bwldings
totaling 49,875 square feet on 3 5 acre site located in Subarea 7 of
the Industral Park District on the southwest side of White Oak
Avenue, north of Elm Street The proposed tenant spaces range m
size from 4,750 to 1,630 square feet, but could be expanded up to
12,000squarefeet-APN 208-352-92

The Planning Comm~ss~on has adopted Admmistrahve Regulations that set an

only with the consent of the Commission

The purpose of tlvs letter is to describe our situation and lobby for a secure position on
the docket for the Comrrusslon's March 27 Pre-Application Review
We are currently m escrow on 3 5 acres of vacant land located in the Rancon Master Plan
on White Oak The product we are proposing on the property consists of two high image
single story, multi-tenant buildings with 4 1 parking and catering to tenants regmnng
primarily office
We feel rt 1s prudent to have the comrmss~on review the project, so that we meet
compliance of the Rancon Master Plan, zoning, land uses, etc before we proceed any
further
The seller, an msututronal investor, fs requumg a very quick escrow with an April 1
close To meet that closing date, our only chance to review the project with you wdl be
at the March 27 review, therefore we respectfully request a position on your docket for
the date

White Oak Commerce Center -Letter of Justification
The proposed project is located on Wlute Oak Ave, south of Foothill Blvd, east of
Spruce, within the Rancho Cucamonga Business Pazk (a mixed-use master planned
project) Ad~aceni to the subject property is the unoccupied Hentage Hospital facility
The immediately surrounding parcels of land aze vacant The property, as well as
surrounding vacant pazcels, aze flat and fully improved The street work and utilities
have been completed
The proposed development is located in Subarea 7 of the ISP The Land Use Designation
is "Industrial Park " Although permitted uses include fight manufacturing and
distribution, we believe the "highest and best" utilization of the property will be for office
and service related uses, wlich aze also permitted uses We feel the location, design and
amenities of the project will attract such users
Tlvs proposed project located on 3 5 acres, will be a business park with an office and R &
D environment, consisting of two high image single story buildings totaling
approximately 45,000 squaze feet with ample parking (4 1) for employees and clients
The buildings are designed taking into consideration modem azchutectural designs, the
existing adjacent bwldmg and the intent of the Rancon Masterplan (pedestrian walkways
and no visual boundanes) The buildings aze flexible to accommodate users from 1,500
to 12,000 square feet This state of the art facility will offer a relaxed office work
environment, with service doors (hidden from view), and the latest in technological
amemties (fiber optics, etc )
We feel this project would be very compatible to the azea and work to compliment the
office buildings and the industnal properties located in the vicirity We do not see any
negative impact to the surrounding perntted uses, as this project is not likely to create
any unusual noise, odor or vibration
