A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING DEVELOPMENT REVIEW NO. 82-16 FOR THE CONCEPTUAL
MASTER PLAN FOR SUBAREA 16 OF THE INDUSTRIAL SPECIFIC
PLAN, LOCATED BETWEEN 4TH AND 6TH STREETS AND BETWEEN
HELLMAN AND ARCHIBALD AVENUES IN THE INDUSTRIAL PARK ZONE
WHEREAS, on the 3rd day of September, 1982, a complete application
was filed by Safeway Enterprises Inc. for review of the above-described
project; and
WHEREAS, on the 10th day of November, 1982, the Rancho Cucamonga
Planning Commission held a meeting to consider the above-described project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following can be met:
1. That the proposed Master Plan is in accord with the
objectives of the Zoning Ordinance and the purposes
of the zone in which the use is proposed; and
• 2. That the proposed Master Plan, together with the
conditions applicable thereto, will not be
detrimental to the public health, safety, or
welfare, or materially injurious to properties or
improvements in the vicinity; and
3. That the proposed Master Plan is in compliance with
each of the applicable provisions of the Zoning
Ordinance; and
4. That the proposed Master Plan is consistent with the
General Plan.
5. That an Environmental Impact Report for the
Industrial Specific Plan has been prepared and
certified in accordance with the California
Environmental Quality Act.
6. That the EIR contains mitigation measures which have
been included in the Master Plan for Subarea 16,
that adequately address potential impacts upon the
environment.
SECTION 2: That this project will not create adverse impacts on the
environment and that a Negative Declaration is issued on November 10, 1982.

SECTION 3: That Development Review No. 82-16 is approved subject to
the following conditions :
1. That this approval is conceptual approval only and
does not constitute approval of any specific
designs.
2. That specific site plan review is required for each
development within Subarea 16.
3. That the improvement required by the Master Plan
will be imposed upon each development where
applicable and when necessary.
4. Approval of this request shall not waive
requirements for public improvements beyond those
required by the implementation matrix of the Master
Plan, when said improvements are required by City
Ordinance or Resolution.
APPROVED AND ADOPTED THIS 10TH DAY OF NOVEMBER, 1982.

I, JACK LAM, Secretary of the Planning Commission of the City of Rancho
Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 10th day of November, 1982, by the following vote-to-wit:
