• A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING CONDITIONAL USE PERMIT NO. 83-12 FOR A DANCE
SCHOOL LOCATED AT 10722 ARROW, SUITE 604 AND 606 IN THE
INDUSTRIAL PARK ZONE
WHEREAS, on the 22nd day of July, 1983, a complete application was
filed by Martha Smith and Carol Pierson for review of the above-described
project; and
WHEREAS, on the 10th day of August, 1983, the Rancho Cucamonga
Planning Commission held a public hearing to consider the above-described
project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following findings can be met:
1. That the proposed use is in accord with the General
Plan, and the purposes of the zone in which the use
is proposed; and
2. That the proposed use, together with the conditions
• applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity; and
3. That the proposed use will comply with each of the
applicable provisions of the Zoning Ordinance.
SECTION 2: That Conditional Use Permit No. 83-12 is approved
subject to the following conditions:
PLANNING COMMISSION
1. This approval shall become null and void if a
Certificate of Occupancy is not issued within 18
months from the date of aproval , unless an extension
has been granted by the Planning Commission.
2. Approval of this request shall not waive compliance
with all sections of the Zoning Ordinance and all
other applicable city ordinances in effect at the
time a Certificate of Occupancy is granted.
3. This approval shall run with the applicants and
shall become void upon a change of ownership that
• does not include the original applicants or if the
business operation ceases.

4. All exterior signs shall require Planning Division
approval in acordance with the Sign Ordinance.
5. The operation of the use shall comply with the Class
A performance standards of the Industrial Area
Specific Plan, particularly noise and vibration.

regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
