AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF RANCHO
CUCAMONGA, CALIFORNIA, APPROVING DEVELOPMENT DISTRICT
AMENDMENT NO. 89-01, AMENDING 1.65 ACRES OF THE
DEVELOPMENT DISTRICTS MAP FROM MEDIUM RESIDENTIAL (8-14
DWELLING UNITS PER ACRE) TO LOW-MEDIUM RESIDENTIAL (4-8
DWELLING UNITS PER ACRE), LOCATED APPROXIMATELY 600 FEET
SOUTH OF LEMON AVENUE, 470 FEET NORTH OF HIGHLAND AVENUE
ON THE EAST SIDE OF ARCHIBALD AVENUE, AND MAKE FINDINGS
IN SUPPORT THEREOF
A. Recitals.
(i) On April 12, 1989, the Planning Commission of the City of Rancho
Cucamonga conducted a duly noticed public hearing with respect to the above-
referenced Development District Amendment. Following the conclusion of said
public hearing the Planning Commission adopted Resolution No. 89-050, thereby
recommending that the City Council adopt Development District Amendment No
89-01. .
(ii) On May 17, 1989, the City Council of the City of Rancho
Cucamonga conducted a duly noticed public hearing and concluded said hearing
prior tb its adoption of this Ordinance.
(iii) All legal prerequisites prior to the adoption of this
Ordinance have occurred.
B. Ordinance.
The City Council of the City of Rancho Cucamonga does hereby ordain
as follows:
Section 1: This Council hereby specifies and finds that all of the
facts set forth in the Recitals, Part A of the Ordinance are true and
correct. '
Section 2: This Council hereby finds and certifies that the project
has been reviewed and considered in compl lance with the Cali fornia
Environmental Quality Act of 1970, and further, this Council hereby issues a
Negative Declaration.
Section 3: The Rancho Cucamonga City Council finds as follows:
(a) The subject property is suitable for the uses permitted in the
proposed district in terms of access, size, and compatibility with existing
land use in the surrounding area; and
(b) The proposed District change would not have significant adverse
impacts on the environment nor the surrounding properties; and
(c) The proposed amendment is in conformance with the General Plan.

Section 4: The City Council of the City of Rancho Cucamonga hereby
approves Development District Amendment 89-01 changing the district
designation from Medium Residential (8-14 dwelling units per acre) to Low-
Medium Residential (4-8 dwelling units per acre) for the property located 600
feet south of Lemon Avenue, 470 feet north of Highland Avenue on the east side
of Archibald Avenue.
Section 5: The Mayor shall sign this Ordinance and the City Clerk
shall cause the same to be published within fifteen (15) days after its
passage at least once in The Daily Report, a newspaper of general circulation
published in the City of Ontario, California, and circulated in the City of
Rancho Cucamonga, California.
