A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING DESIGN REVIEW FOR TRACT NO. 13058 LOCATED ON
THE WEST SIDE OF FAIRMONT WAY, SOUTH OF HIGHLAND AVENUE
IN THE MEDIUM RESIDENTIAL DISTRICT - APN: 202-911-01
WHEREAS, on the 1st day of April , 1987, a complete application was
filed by The William Lyon Company for review of the above-described project;
and
WHEREAS, on the 12th day of August, 1987, the Rancho Cucamonga
Planning Commission held a meeting to consider the above-described project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following can be met:
1. That the proposed project is consistent with the
objectives of the General Plan; and
2. That the proposed use is in accord with the
objective of the Development Code and the purposes
of the district in which the site is located; and
3. That the proposed use is in compliance with each of
the applicable provisions of the Development Code;
and
4. That the proposed use, together with the conditions
applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity.
SECTION 2: That Design Review for Tract 13058 is approved subject
to the fo owTT ing conditions and attached Standard Conditions:
1. Prior to the issuance of building permits, a fourth
floor plan with elevations shall be reviewed and
approved by the Design Review Committee.
2. Prior to the issuance of building permits, an
amended tract map incorporating all lot line
adjustments shall be recorded.

3. Window trim shall be provided around all windows.
The revised plans shall be reviewed and approved by
the City Planner prior to the issuance of building
permits.
4. Decorative block wall , as opposed to wrought iron
fencing, shall be required at the rear of Lots 1
through 6. The wall detail shall be shown on the
final landscape plan which is subject to review and
approval by the City Planner prior to the issuance
of building permits.
5. The landscaping within the trail adjacent to Lots
61, 72, 72, 109 and 178 shall be intensified to
soften and buffer the dwellings due to their close
proximity to the public open space. The revised
plans shall be reviewed and approved by the City
Planner prior to the issuance of building permits.
6. Front yard landscaping is required between courtyard
walls and street and shall include, at a minimum,
one 15-gallon size tree, one 5-gallon size tree,
seeded ground cover, shrubs, and a permanent
irrigation system to be installed by the developer
prior to occupancy. The requirement shall be in
addition to required street trees.
7. All applicable conditions of Tentative Tract 13058
approval , as contained in Resolution 86-67, shall
apply.

I, Brad Buller, Deputy Secretary of the Planning Commission of the City of
Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 12th day of August, 1987, by the following vote-to-wit:
