A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE PARCEL MAP NUMBER 13108, LOCATED SOUTH OF 24TH
STREET AT WARDMAN-BULLOCK ROAD, AND MAKING FINDINGS IN
SUPPORT THEREOF - APN 226-111-02
WHEREAS, Tentative Parcel Map Number 13108, submitted by The Caryn
Company, applicant, for the purpose of subdividing into 2 parcels, the real
property situated in the City of Rancho Cucamonga, County of San Bernardino,
State of California, identified as APN 226-111-02, located south of 24th
Street at Wardman-Bullock Road; and
WHEREAS , on January 24 , 1990, the Planning Commission held a duly
advertised public hearing for the above-described map.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS
FOLLOWS:
SECTION 1 : That the following findings have been made:
1. That the map is consistent with the General Plan.
2. That the improvement of the proposed subdivision is consistent
with the General Plan.
3. That the site is physically suitable for the proposed
development.
4. That the proposed subdivision and improvements will not cause
substantial environmental damage or public health problems or
have adverse effects on abutting property.
SECTION 2: This Commission finds and certifies that the project has
been reviewed and considered in compliance with the California Environmental
Quality Act of 1970 and, further, this Commission hereby issues a Negative
Declaration.
SECTION 3: That Tentative Parcel Map No. 13108 is hereby approved
subject to the attached Standard Conditions and the following Special
Conditions:
1. The developer shall dedicate to the City all building rights on
Parcels 1 and 2 until such time as the property is further
subdivided pursuant to Tentative Tract 13566.

2. Irrevocable offers of dedication shall be made for Wardman-
Bullock Road and all connections north of Wardman-Bullock Road
to Johnston Place and San Sevaine Road. The offer of dedication
for Wardman-Bullock Road shall include both a 100-foot wide
straight section on Parcel 2 and the additional right-of-way
required across the southwest corner of Parcel 1 to begin a
1500-foot centerline radius curve to meet the existing Wardman-
Bullock alignment on the north side of 24th Street.
APPROVED AND ADOPTED THIS 24TH DAY OF JANUARY 1990.
