A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE PARCEL MAP NUMBER 12854 LOCATED ON THE WEST
SIDE OF EAST AVENUE, BETWEEN CATALPA STREET AND VICTORIA
STREET, AND MAKING FINDINGS IN SUPPORT THEREOF -
APN 227-051-19 AND 227-061-57 , 73 AND 74
WHEREAS, Tentative Parcel Map Number 12854, submitted by Style Homes,
applicant, for the purpose of subdividing into 1 parcel and a remainder
parcel , the real property situated in the City of Rancho Cucamonga, County of
San Bernardino, State of California, identified as APN(s) 227-051-19 and
227-061-57, 73 and 74, located on the west side of East Avenue, between
Catalpa Street and Victoria Street; and
WHEREAS , on February 28, 1990, the Planning Commission held a duly
advertised public hearing for the above-described map.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS
FOLLOWS:
SECTION 1 : That the following findings have been made:
1. That the map is consistent with the General Plan.
2. That the improvement of the proposed subdivision is
consistent with the General Plan.
3. That the site is physically suitable for the
proposed development.
4. That the proposed subdivision and improvements will
not cause substantial environmental damage or public
health problems or have adverse affects on abutting
property.
SECTION 2 : This Commission finds and certifies that the project has
been reviewed and considered in compliance with the California Environmental
Quality Act of 1970 and, further, this Commission hereby issues a Negative
Declaration.
SECTION 3 : That Tentative Parcel Map No. 12854 is hereby approved
subject to the attached Standard Conditions and the following Special
Conditions:
1 . An in-lieu fee as contribution to the future undergrounding of
the existing overhead utilities (telecommunication and
electrical ) on the opposite side of East Avenue shall be paid to
the City. The fee shall be one-half the City adopted unit
amount times the length of each parcel frontage to be paid as
follows:

a . Parcel 1 - prior to approval of the Final Parcel Map.
b. Remainder parcel - prior to future subdivision or
development.
2. The developer shall dedicate to the City all building rights on
the remainder parcel until such time as the property is further
subdivided.
3. A temporary paved access and related easement shall be provided
for ingress and egress to parcel 1 from East Avenue through the
remainder parcel . This easement is to remain in effect until
further subdivision of the remainder parcel provides access to
parcel 1 from an interior street. Also, remove the existing on-
site driveway.
4. Upon the development of the remainder parcel , the developer
shall provide interior street access to parcel 1 .
5 . Compliance with the Etiwanda/San Sevaine Area Drainage Policy
shall be as follows:
a. Parcel 1- Pay fees prior to recordation of the Parcel Map.
b. Remainder Parcel- Construct facilities and/or pay fees upon
future subdivision or development.
