AN ORDINANCE OF THE CIT~ COUNCIL OF THE CITY OF RANCHO
CUCAMONGA, CALIFORNIA, TO AMEND THE DEVELOPMENT DISTRICTS
MAP, DDA 87-07, FROM "FLOOD CONTROL" AND "MEDIUM
RESIDENTIAL" (8-14 DWELLING UNITS PER ACRE) TO "LOW-
MEDIUM RESIDENTIAL" (4-8 DWELLING UNITS PER ACRE) FOR
APPROXIMATELY 63.7 ACRES OF LAND LOCATED ON THE SOUTHWEST
CORNER OF MILLIKEN AVENUE AND BANYAN STREET, RANCHO
CUCAMONGA, AND MAKE FINDINGS IN SUPPORT THEREOF
A. Recitals.
(i) Ahmanson Development has filed an application for the Development
District Amendment No. 87-07 as described in the title of this Ordinance.
Hereinafter in this Ordinance, the subject Development District ~hange request
is referred to as "the application".
(ii) On September 23, 1987, the Planning Commission of the City of
Rancho Cucamonga conducted a duly noticed public hearing on the application,
and issued Resolution No. 87-172 recommending to the Cit~ Council that said
application be approved.
(iii) On October 21, 1987, the City Council of the City of Rancho
Cucamonga, California, conducted a duly noticed public hearing on the
application and concluded said hearing on that date.
(iv) Ail legal prerequisites to the adoption of this Ordinance have
occurred.
B. Ordinance.
NOW, THEREFORE, IT IS HEREBY FOUND, DETERMINED AND RESOLVED by the
City Council of the City of Rancho Cucamonga as follows:
1. The City Council hereby specifically finds that all of the facts
set forth in the Recitals, Part A, of this Ordinance are true and
correct.
2. Based upon substantial evidence presented to the City Council
during the above-referenced public hearing on October 21, 1987,
including written and oral staff reports, together with public
testimony, the City Council hereby specifically finds as follows:

(a) The application applies to the approximate 63.7 acres of
land basically rectangular in configuration, located at the
southwest corner of Milliken Avenue and Banyan Street. Said
property is currently designated as Flood Control and Medium
Residential (8-14 dwelllng units per acre) on the Development
Districts Map~ and
(b) The property to the north of the subject site is designated
Flood Control on the Development Districts Map~ the property to
the south of the subject site is designated Victoria Planned
Community on the Development Districts Map~ the property to the
east is designated Caryn Planned Community on the Development
Districts Map~ and the property to the west is designated Flood
Control/Medium Density Residential (8-14 dwelling units per acre)
and Low-Medium Residential (4-8 dwelling units per acre) on the
Development Districts Map.
3. The City Council hereby finds and certifies that the application
has been reviewed and considered in compliance with the California
Environmental Quality Act of 1970 and, further, this City Council
hereby issues a Negative Declaration.
4. Based upon the findings and conclusions set forth in paragraphs 1,
2 and 3 above, the City Council hereby ordains as follows:
(a) The City Council does hereby approve and adopt Development
District Amendment No. 87-07 for that property as described in
Exhibits "A" and "B", and attached as part of this Resolution
hereof and the following described real property is hereby
rezoned in the stated manner and the development district map is
hereby amended accordingly.
The Mayor shall sign this Ordinance and the City Clerk shall cause the
same to be published within fifteen (15) days after its passage at least once
in The DaLly Report, a newspaper of general circulation published in the City
of Ontario, California, and circulated in the City of Rancho Cucamonga,
California.
PASSED. APPROVED, and ADOPTED this 4th day of November, 1987.

Development District Amendment from Flood Control (FC) and Medium Residential
(M) to Low-Medium Residential (LM) for 63.7 acres described as follows:
73.6 acres located on the southwest corner of Milliken Avenue and
Banyan Street described as follows:
The east 1/2 of the southeast 1/4 of Section 25, Township 1
North, Range West, San Bernardino Base and Meridian, according to
United States Government Township Plat thereof.
Except the south 33 feet, as excepted in the deed from Frank
Clinton Haskell and Neva May Haskell, recorded July 29, 1956 in
Book 3975 Page 568, Official Records, and in the deeds from Frank
C. Haskell and Neva M. Haskell, recorded August 9, 1956 in Book
4008 Page 405, official Records, and recorded July 31, 1957 in
Book 4292 Page 430, Official Records.
Also except the northerly 40 feet, as conveyed in the deeds
recorded May 15, 1970 in Book 7443, Page 476, Official Records,
and recorded May 15, 1970 in Book 7443, Page 496, Official
Records.
Also except that portion of said land described as follows:
Beginning at the northwest corner of said east 1/4 of the
southeast 1/4 said Section 25; thence along the north line
of said southeast 1/4, south 89 degrees 14' 32" east, 108.11
feet; thence southwesterly 532.19 feet along a non-tangent
curve, concave southeasterly, having a radius of 2030.01
feet and a central angle of 15 degrees of 1' 15", the
beginning tangent thereof bearing south 19 degrees 57' 20"
west, to a point in the west line of said east 1/2 of the
southeast 1/4 of said Section 25, distant thereon south 0
degrees 40' 21" west, 519.72 feet from the point of
beginning; thence along said west line, north 0 degrees 40'
21" east, 519.72 feet to the point of beginning.
Except the southerly 9.9 acres of the 73.6 acres as referenced on
Exhibit "B", attached to and made a part hereof.
