THE RANC~O CUCAMONGA MUNICIPAL CODE PERMITIING THE USE OF
ON-STRRRT PARKING FOR MODEL HCMES ~T;I~'~::~ OFFICES MRRItNG
WHEREAS, on the 7th day of December, 1988, the City Council held a
duly noticed public hearing pursuant to Section 65864 of the California
Government Code.
Tne City Council of the City of Rancho Cucamonga does hereby ordain as
follows:
SECTION 1: Section 17.04.070, SukBection 7f of Chapter 17.04 is
amended to read as follows:
Street improvements and temp rary parking at a rats of two (2)
spaces per model shall be c~leted to the satisfaction of the
City EngLne_~ and City Planner prior to c~u~enceuent of sales
activities or the display of model hcmes. The parking spaces
shall be located within an off-street facility, except on-street
parking may be permitted subject to the following conditions:
(1)
The sales office, models, and on-street parking spaces shall
be located at the end of a cul-de-sac street and
coordinate_ with construction phasing such that there are
no resident homeowners living in heues located adjacent to
the gated, secured area of the street.
(2) The parking stalls shall be adequatsly striped and shall
conform to City Standards.
(3)
The entire c/l-de-sac street, including the model homes
sales office, and on-street paring, shall be secured with a
decorative fence and gats across the street that is kept
locked during non-operating business hours.
(4)
An area for overflow parking shall be provided off-street to
the satisfaction of the City Engineer and City Planner.
Said parking area shall be located adjacent to the model
hcees sales office, outside the secured area, appropriatsly
signed, and provided with a drive approach ~ to
City standards.
(5)
Parking shall be permitted only within and ~n the project
sits. Parking along adjacent or perimeter streets (public
or privats) shall not be used to satisfy the model hcee
sales parking requirement.

(6)
Temporary la scaping, including rain/ram 48-inch kox trees,
shall be provided within the on-street parking area (cul-de-
sac). Temporary landscaping shall also be provided within a
planter are surrcundir~ the overflow parking area.

Section 17.04.070, Subsection 7g is amended to read as
All fences proposed in conjunction with the model hcmes and sales
offioe shall be located outside of the public right-of-way,
except where approved by the City Planner and City Engineer for
security.
SECTION 3: This Council finds that this ~t will not adversely
effect the environment and hereby issues a Negative Declaration.
S~CTION 4: The Mayor shall sign this Ordinance and the City Clerk
shall cause the same to be published within fifteen (15) days after its passage
at least once in The Daily Report, a newspaper of general circulation published
in the City of Ontario, California, and circulated in the City of Rancho
Cucamonga, California.
