A RESC~UTION OF THE CITY COUNCIL OF THE CITY OF RANCHO
CUCAFDNGA, CALIFORNIA, RECOMMENDING APPROVAL OF GENERAL
PLAN AMENDMENT 88-03C, TO AMEND THE GENERAL PLAN LAND USE
MAP FROM VERY LOW DENSITY RESIDENTIAL (1-2 DWELLING UNITS
PER ACRE) TO GENERAL COMMERCIAL FOR 57.5+ ACRES OF LAND
LOCATED SOUTH OF 24TH STREET BETWEEN CHERRY AVENUE AND THE
I-IS FREEWAY, R~CHO CUCAFDNGA, CALIFORNIA AND MAKE
FINDINGS IN SUPPORT THEREOF - APN: 226-121-08, 11, AND 12
A. Recitals.
(1) Unltex has filed an application on behalf of INTEX Corporation
for approval of General Plan Amendment No. 88-03C as described in the title of
this Resolution. Hereinafter in this Resolution, the subject General Plan
Amendment is referred to as "the application".
(ii) On September 28, 1988, the Planning Commission of .the City of
Rancho Cucamonga conducted a duly noticed public hearing on .the application,
and following the conclusion of said public hearing adopted Resolution No. 88-
191 recommending to this City Council that said application be.approved and
that Negative Declaration be certified.
(iii) On October 19, 1988, the City Council of the City of Rancho
Cucamonga held a duly noticed public hearing and concluded said hearing prior
to its adoption of this Resolution.
(iv) ~ll legal prerequisites prior to the adoption of this Resolution
have occurred.
B. Resolution.
NOW, THEREFORE, the City Council of the City of Rancho Cucamonga,
California, does hereby find, determine and resolve as follows:
1. This Council hereby specifically finds that all of the facts set
forth in the Recitals, Part A, of this Resolution are true and correct.
2. This Council hereby finds and certifies that project has been
reviewed and considered in compliance with the California Environmental Quality
Act of 1970 (and, further, this Council hereby issues a Negative Declaration).
3. Based upon substantial evidence presented to this Council during
the above-referenced meeting on October 19, 1988, including written and oral
staff reports, this Council hereby specifically finds as follows:

(a) The application applies to approximately 57.5
acres of land, basically a narrow triangular
configuration, located on the south side of 24th
Street, between Cherry Avenue and the 1-15
Freeway and is presently undeveloped, Said
property is currently designated as Very Low
Residential '~"; and
(b) That the proposed project is suitable for the
uses permitted in the proposed district in terms
of access, size, and compatibility with existing
land use in the surrounding area; and
(c) That the proposed amendment would not have
significant impacts on the environment nor the
surrounding properties; and
(d)That the proposed amendment is in conformance
with the General Plan.
4. The City Council of the City of Rancho Cucamonga hereby approves
the application.
5. The City Clerk shall certify to the adoption of this Resolution.
PASSED, APPROVED, and ADOPTED this 19th day of October, 1988.
