PRE-APPLICATION REVIEW 93-04 - RODRIGUEZ - Review of site
plan for a proposed grocery store, existing historic
structure, and related pads on approximatley 10 acres at
the southwest corner of Foothill Boulevard and Vineyard
Avenue - APN: 207-211-05, 12, 13, 14, 15, 38, and 40.

Letter of Explanation
The Southwest corner of Foothill Blvd. and Vineyard Ave is
approximately 10.3 acres and is currently vacant land. The
owner of the proprty plans to develop the site in two phases.
Phase one will consist of approximately 1.97 acres and for the
beginning will have two buildings. Building number one is an
existing two story mediterranean style house with an approximate
square footage of 3,800 square feet. Building number two
will be one story and consist of approximately 5,000 square
feet. The remaining 8.3 acres will remain vacant land and be
kept in a clean and orderly manner.
The proposed land use for the 5,000 square feet will be a deli/
speciality food use and would be applicable to the existing
zoning regulation. The proposed land use for the existing
structure is unknown at the present time.
The development of approximately 1.97 acres should in no
way create unusual noise, traffic or other conditions
that will be detrimental to other permitted uses in the
vicinity. This development will improve the identity of
the intersection and turn the visible portion of the
Southwest corner of Foothill Blvd. and Vineyard Ave. into
a more modern street scape.
