•Facility will utilize racking systems and material handling
equipment
•5 to 10 delivery trucks anticipated daily for inbound and

owners within 1,500 feet (355 property
owners)and published in the Inland
Valley Daily Bulletin on March 25,
2025;
•The site was posted with 1 notice on
March 24,2025;
•To date,staff has received no inquiries
regarding this project.
Environmental Assessment
•The project is categorically exempt from requirements of the
California Environmental Quality Act (CEQA) as a Class 3
exemption under State CEQA Guidelines Section 15301 –
Existing Facility.
•Business will operate entirely within an existing building
with no expansion to the building footprint. There is no
evidence of any significant environmental impact.
Recommendation
•Staff recommends that the Planning Commission adopt
Resolution 25-009 for the approval of Conditional Use
Permit DRC2024-0289, subject to the attached
conditions of approval

•What: A request to change two parcels from Center
1 –Southwest Cucamonga (CE1-SC) to Neo-
Industrial (NI), to correct an inconsistency with the
General Plan Land Use Map.
•Where: 9720 & 9750 7th Street, APNs: 0209-211-
68, -69
•When: Application dated February 20th, 2025

Proposed Amendment
•The subject parcels were rezoned from Neo-Industrial (NI) to Center 1 Southwest Cucamonga (CE1-SC) in 2024.
•This rezoning was done in error, resulting in the subject parcels being noncompliant with their underlying General Plan Land Use Map designation of Neo-Industrial Employment.
•The proposed amendment is meant to revert the subject parcels’ Zoning Map Designation back to Neo-Industrial (NI) to correct this discrepancy. No new development of any kind is associated with the proposed amendment.

Environmental Review
•Per State CEQA Guidelines section 15061(b) (3),
where it can be seen with certainty that there is no
possibility that the activity in question may have a
significant effect on the environment, the activity is
not subject to CEQA.
•As there is no development associated with the
proposed zoning map amendment, and the new
zoning is consistent with the general plan, there will
be no significant impact on the environment.
Noticing
•Notices were mailed to all property owners within
660 feet (18 property owners) on March 18th, 2025.
On March 19th, 2025, notices were published in the
Inland Valley Daily Bulletin and posted at the
subject site.
•To date, staff has received no inquiries regarding
this project.
Recommendation
•Staff recommends that the Planning Commission
adopt the subject resolution recommending that
the City Council approve Zoning Map Amendment
DRC2025-00044
