A RESOLUTION OF THE CITY COUNCIL OF THE C~TY OF
RANCHO 03 CAMDNGA, CALIFORNIA, MDDI FYING PLANNING
COMMISSION RESOLUTION NO. 87-38 CONDITIONALLY
APPROVIM3 TENTATIVE TRACT NO. 13116 AND DESIGN REVIEW
THEREOF.
WHEREAS, Tentative Tract Map No. 13116, hereinafter "Map" submitted by
Friedman Homes, applicant, for the purpose of subdividing the real property
situated in the City of Rancho Cucamonga, County of San Bernardino, State of
California, described as a residential subdivision of 123 lots on 84.5 acres
of land located at the northeast corner of Archibald Avenue and Carrari
Street (AFN: 201-071-14, 37, and 45} came before the City Council for public
hearing and action on May 6, 1987; and
WHEREAS, the Planning Commission has recommended approval of the map
subject to all conditions set forth in the Engineering and Planning
Divisions' reports; and
WHEREAS, the City Council has read and considered the Planning Commission
and the Engineering and Planning Divisions' reports and has considered other
evidence presented at the public hearing.
NOW, THERE[ORE, BE IT RESOLVED by the City Council of the City of Rancho
Cucamonga, California, does modify Planning Commission Resolution No. 87-38
by changing Condition No's. 3 and 13 and adding Condition No's. 14 and 15 to
read as follows:
3. A six foot high decorative block wall shall be required along the
south side of Lots 1 through 8. The wall shall be located at the
top of the slope within the landscape and wall easement. The design
and location of the wall shall be reviewed and approved by the City
Planner prior to the issuance of building permits.
13. A twelve foot landscape and wall easement shall be required along
the south project boundary of Lots I through 8 in addition to the
dedication required for the community equestrian trail.
14. A local equestrian trail, a minimum of ten feet in width, shall be
required along the south side of Lots I through 8, north of the
landscape and wall easement.
15. The CC & R's shall prohibit alterations to the block wall on the
south side of Lots 1 through 8 unless prior written authorization is
obtained from the City.
