A RESOLUTION OF'THE RANCHO CUCAMONGA PLANNING
COMMISSION APPROVING DIRECTOR REVIEWNO. 78-19
TO ALLOW FOR A PROFESSIONAL OFFICE BUILDING
GENERALLY LOCATED ON THE NORTHEAST CORNER OF
19THANDAMETHYST.
WHEREAS, on the 30th day of August, 1978, an application was filed
and accepted on the above described project; and
WHEREAS, on the 27th day of September, 1978, the Planning Conm~ission
reviewed the above described project.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED
AS FOLLOWS:
SECTION 1: The Planning Commission of the City of Rancho Cucamonga
makes the following findings:
1. That the site indicated by the development plan is
adequate in size and shape to accommodate the proposed
use, and all yards, spaces, walls, fences, parking,
loading, landscaping and other features required by
the Zoning Ordinance.
2. That the improvements as indicated on the development
plan are located in such a manner as to be properly
related to existing and proposed streets and highways.
3. That the improvements as shown on the development plan
are consistent with all adopted standards and policies
as set forth in the Zoning Ordinance.
SECTION 2: The Planning Commission sets the following conditions on
the above described project:
Foothill Fire District
1. The required fire flow will be 3000 gallons per minute
for a duration of 2 hours.
2. Calculations indicating that the fire flow requirement
will be met shall be submitted to the Foothill Fire
District prior to plan approval.
3. Water mains and appurtenances shall be installed in
accordance with the requirements of the Cucamonga
County Water District.
4. The Foothill Fire District shall be notified to witness
an acceptance test of the water system prior to construc-
tion of any building(s) or structure(s).
5. A public fire hydrant assembly shall be installed per
requirements of the Foothill Fire District.
6. Required fire hydrants shall be installed prior to
commencing construction of any building(s) or structure(s),
and shall be approved wet barrel type only.
7. Two (2) sets of building and plot plans shall be sub-
mitted to the Foothill Fire Department prior to any
construction.
8. Fire extinguishers will be required for each unit.
The size, type and number will be determined by the
Foothill Fire District prior to occupancy. The
District shall be notified prior to occupancy of any
building. In no case shall any fire extinguisher be
less than a minimum 2A-10BC.
Ensineerin8 Division
9. An offer of dedication consisting of a 20 foot corner
cutoff and five feet along 19th Street.
10. At the time of development, grading, drainage, storm
drain, and street plans prepared by a Registered Civil
Engineer shall be submitted for review and approval of
the City Engineer. Hydraulic calculations and a topo-
graphic map will be required to support the sizing and
location of drainage structures shown on the plans.
11. Sewer and water plans shall be submitted and approved
by the Cucamonga County Water District prior to develop-
ment of the individual parcels.
12. A Parcel Map is NOT required.
13. At the time of development, curb, gutter, drive approaches,
sidewalk, street trees, and A.C. match-up paving shall be
provided along 19th Street. Street lights are required
14. 19th Street is to be widened to match ultimate secondary
highway widths, 88' R-O-W and 64' curb separation.
15. That a copy of the C. C..& R. guaranteeing the reciprocal.-~
easement for the Post Office and office building be sub-
mitted to the Planning Division prior to the issuance of
building permits. If said easement is not obtained, then
a revised site plan indicating adequate access shall be
submitted to and approved by the Planning Commissioh.
Plannin8 Division
16. An agreement be developed by the applicant (acceptable
to the Community Development Director and City Attorney)
to restrict uses of the property to those allowable to
the A-P district and ancillary commercial uses.
17. Landscape and irrigation plans shall be submitted to
and approved by the Planning Division prior to the
issuance of building permits.
18. The landscaping barrier along Amethyst Avenue shall be
the same width as exists in front of the Post Office.
19. The landscape plan shall include planters for the south
side of the building to be approved by the Planning
Division.
20. Bumper guards shall be required on parking stalls facing
Amethyst Avenue.
21. The trash enclosure located on the east side of the
building shall be relocated to the east property line
or sprinklered per Fire Department requirements.
22. The mansard roof shall extend the full length of the
south, east and west ends of the building.
23. Ail roof mounted equipment shall be adequately screened
from view from all sides of the building.
24. A coordinated sign program shall be designed for this
development and submitted to the Planning Division for
approval prior to installation.
25. Ail other requirements and regulations of the City of
Rancho Cucamonga shall be complied with.
