Restaurant We would appreuate the Commission's feedback on the overall building
design and elevations. The site is located on the southeast corner of Foothill Boulevard
& Milliken Avenue, within the Rancho Cucamonga Corporate Park. This project is within
the Subarea 7 of the Industrial Area Specific Plan The 1.34 acre site is located on one
of two out parcel of the Lowe's Home Improvement Store

The proposed building has been designed to identify with the unique beach theme of
Islands Restaurant, while incorporating design aspects of the surrounding buildings
Each bulling elevation has been enhanced with textured stucco to complement the
nearby architecture Corner treatments have been revised to extend above the parapet,
creating mass, in effort to break-up the horizontal lines of the building. The corrugated
metal siding used in the corner treatments, and along the parapet, has a dull low shine
finish. The vestibule area and surrounding garden walls are enriched with river rock to
heighten the visual characteristics of the main entrance.
Being sensitwe to the surrounding architecture while providing a unique restaurant
setting, the proposed project will serve the needs of both the Community of Rancho
Cucamonga and Islands Restaurant.

The proposed Site has been rough graded with the development of Lowe's Home ~~N~i'
Improvement Warehouse The proposed site is located in the northwest portion of the
Lowe's parking lot

The proposed Islands Restaurant is within the Rancho Cucamonga Corporate Park
Master Plan and Sub Area 7 of the Industrial Area Specific Plan Per the IASP,
restaurants are a permitted use within Sub Area 7

When the Rancho Cucamonga Corporate Park Master Plan was created, the proposed
site was intended for asst-down style restaurant The proposed size, and design of the
restaurant will coincide with the developed portions of the corporate park There will be
no unusual noise, or traffic conditions created with this project
