SUBJECT: PRELIMINARY REVIEW DRC2005-00273 - SHEA HOMES -Discussion of
proposed architectural designs for 310 condommwms on 18.32 acres (gross) at
the southeast corner of Day Creek Boulevard and Church Street within the
Victona Gardens Master Plan - APN: 0207-161-48.
BACKGROUND: Shea Homes is proposing to build approximately 310 condominium urnts
along the north edge of the Victona Gardens Mall. The site is bounded by Day Creek Boulevard
on the west, Church Street on the north, Pavilion Gardens on the east, and Cultural Center
Drive on the south, and is an important element of the Victoria Gardens Master Plan.
The proposed architecture for the project is derived from the residential work of renowned
architects Frank Lloyd Wright and Irving Gdl. The applicant is requesting the opportunity to
present their design approach for the protect m order to obtain feedback and direction from the
Commission before proceeding with a formal submittal to the City.
RECOMMENDATION: Staff recommends that the Planning Commission conduct a discussion
with the applicants regarding the architectural design for the proposed condominium project,
and proulde feedback to the applicant as necessary.

RE Victoria Gardens Residential
Dear Members of the Planning Commission,
We are looking forward to the workshop scheduled for Wednesday, June 8 to discuss
the Victoria Gardens residential site Our goal for this workshop is to share our vision for
the architecture styles of the community, and receive your feedback so we can
incorporate it into our final submittal
The Victoria Gardens residential site is an important and exciting opportunity to
complement and complete the great execution that is evident throughout Victoria
Gardens Victoria Gardens has successfully implemented a concept of creating an
environment that was built over time Similarly, we envision that this residential
community came to be built around -and took architectural inspiration from -the existing
estate house now converted to serve as the social hub of the community (more on this
history at the workshop)
This residential community serves as a transition from traditional low density residential
areas to the north to the urban bwlding configurations found in Victoria Gardens As
recognized by the master plan, important but different street interfaces exist on Day
Creek, Church, Arbor Lane, and Cultural Center Drive The architecture must respond
appropriately to each of these important street interfaces The site also provides an
opportunity to transition in style from the truly suburban feel of the surrounding single
family residential to the more strictly urban character exhibited in Victoria Gardens
Given this context we have taken our cues from Victoria Gardens, as well as what we
know about our prospective customers, and arrived at styles that create an effective
transition to a more urban character These styles, although historically rooted and
inspired by the architecture of Frank Lloyd Wright and Irving Gill, create the strong urban
feel appreaated by our target customers
