1) Regarding the configuration of the shared drive at the north property
line, the City suggested two alternatives (by means of a sketch). The
alternative we designated "preferred"was the one with the connection
between the two properties set well back from Archibald Avenue.
Produce evidence that you have received a written response from the
property owner to the north regarding plans to implement the preferred
alternative.
2) The stacking distance of the new driveways off of London Way shall be
consistent with the stacking distance of the existing driveways (20
feet).
3) Install 5800 lumen HPSV streetlights on private streets as required.
4) Reconstruct the intersection of Archibald Avenue and Dover Way to
City standards, to combine access with the property to the north. This
involves construction beyond the property line of the project site and
thus requires permission from the owner. Furthermore, since the users
of the property to the north will enter and exit through your property,
you shall create an access easement.
5) The following shall be processed prior to building permit issuance:
a) All offers of dedication.
b) The lot line adjustment.
c) The joint access easement to Archibald Avenue with the property
to the north.
6) To satisfy citywide criteria, extension of the local storm drain(to convey
at least Q,00) will be required if one of the following is projected to
occur: the Qio water surface fails to leave a 10-foot wide dry lane in
the private streets or the Q25 water surface exceeds the top of curb.
Provide a drainage study that addresses this issue and also the
capacity of the private facility within the railroad right-of-way.
