A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, APPROVING A REQUEST FOR
AN EXTENSION OF THE PREVIOUSLY APPROVED TENTATIVE TRACT
MAP SUBTT14759, FOR THE DEVELOPMENT OF 358 SINGLE-FAMILY
HOMES, AND 3 LETTERED LOTS FOR COMMON OPEN SPACE/PARKS
TOTALING 18.3 ACRES ON 132 ACRES OF LAND, LOCATED ON THE
EAST AND WEST SIDES OF WARDMAN BULLOCK ROAD, SOUTH OF
WILSON AVENUE, IN THE LOW RESIDENTIAL DISTRICT(2-4 DWELLING
UNITS PER ACRE), AND MAKING FINDINGS IN SUPPORT THEREOF -
APN: 0226-102-17.
A. Recitals.
1. Lennar Homes filed an application for the extension of the approval of Tentative Tract
Map SUBTT14759, as described in the title of this Resolution. Hereinafter in this Resolution, the
subject tentative tract map time extension request is referred to as "the application."
2. On November 10, 1999, this Commission adopted its Resolution No. 99-111, thereby
approving Tentative Tract Map SUBTT14759, subject to specific conditions and time limits. On
December 11, 2002, this Planning Commission adopted Resolution No. 02-123, approving a time
extension until November 10, 2003. On September 23, 2003, the applicant filed this request for
another time extension.
3. On the 12th day of November 2003, the Planning Commission of the City of Rancho
Cucamonga conducted a meeting on the application and concluded said meeting on that date.
4. All legal prerequisites prior to the adoption of this Resolution have occurred.
B. Resolution.
NOW, THEREFORE, it is hereby found, determined, and resolved bythe Planning Commission
of the City of Rancho Cucamonga as follows:
1. This Commission hereby specifically finds that all of the facts set forth in the Recitals,
Part A, of this Resolution are true and correct.
2. Based upon substantial evidence presented to this Commission during the above-
referenced meeting on December 11, 2002, including written and oral staff reports, together with
public testimony, this Commission hereby specifically finds as follows:
a. The previously approved tentative tract map is in substantial compliance with the
City's current General Plan, specific plans, ordinances, plans, codes and policies; and
b. The extension of the tentative tract map approval will not cause significant
inconsistencies with the current General Plan, specific plans, ordinances, plans,codes,and policies;
and
C. The extension of the tentative tract map approval is not likely to cause public health
and safety problems; and

d. The extension of the tentative tract map is within the time limits established by State
law and local ordinance.
3. Environmental review was completed with the tract for this site and approved by the
Planning Commission on November 10, 1999. The California Environmental Quality Act (CEQA)
provides that once a Mitigated Negative Declaration has been adopted, no further environmental
review is required for subsequent projects within the scope of the Mitigated Negative Declaration.
The proposed time extension is within the scope of the prior Mitigated Negative Declaration. Based
upon the facts and information contained in the prior Mitigated Negative Declaration, together with
written and oral staff reports, the Planning Commission finds that there are no substantial changes in
the project or the site and its surrounding conditions that would require revision to the previous
Mitigated Negative Declaration. All environmental mitigation measures from the previously approved
tract shall apply to this project.
4. Based upon the findings and conclusions set forth in paragraphs 1, 2, and 3 above, this
Commission hereby grants a time extension for:

5. The Secretary to this Commission shall certify to the adoption of this Resolution.
