SUBJECT: ENVIRONMENTAL ASSESSMENT AND PARCEL MAP NO. 6761 - CARNELIAN
INVESTMENT - A residential subdivision of 18.7 acres into
two (2' parcels in the R-1 zone located on the southwest
corner of Highland Avenue and Carnelian Street
INTRODUCTION
• I This subdivision divides 18.7 acres of land into two (2) parcels. Parcel #1
is for the development of a 29 unit single family tract (Tract 9659) tentatively
approved on December 22, 1980.

m. �. The applicant is presently negotiating with the State Department of Transporta-

tion for acquisition of parcel #2 which is within the Route 30 transportation ! r'.
; corridor. The City has received a letter from Mr. Gorgen, the applicant, . •
stating that approval has been obtained from CalTrans' Sacramento headquarters
for the acquisition of the property and that acquisition can be completed within
90-120 days.
ENVIRONMENTAL ANALYSIS (
Part I of the Initial Study has been completed by the applicant and is attached
for your review. Staff has completed Part II of the Initial Study and has con-
ducted a field investigation. Upon completion and review of the initial study
and field investigation, Staff found no significant adverse impacts on the envi-
ronment as a result of the proposed subdivision.
RECOMMENDATION
Since CalTrans has approved the acquisition of the Route 30 transportation corri-
dor, within Parcel Map 6761 , it is recommended that the tentative map be approved,
subject to the City Engineer's Report and that a Negative federation be issued. •
A resolution is attached to provide for approval should the Commission concur.

WHEREAS, Tentative Parcel Map Humber 6751, subm1-. . .'
Carnelian Investments and consisting of 2 parcels, located at the
southwest corner of Carnelian and Highland, being a division of a
portion of Lot 11 of Block 19, Cucamonga Homestead Association, recorded
in Book 6, page 46; and,
WHEREAS, on March 3, 1981, a formal application was submitted
requesting review of the above-described tentative map; and
WHEREAS, on May 27, 1981, the Planning Commission held a
duly advertised public hearing for the above-described map. ,.il.
•NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION ~
RESOLVED AS FOLLOWS:
SECTION 1: That the following findings have been made:
