• A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING VARIANCE NO. 83-04 TO REDUCE THE FRONT, REAR,
AND SIDE YARD SETBACKS LOCATED AT THE NORTHEAST CORNER OF
AMETHYST AVENUE AND MONTE VISTA STREET IN THE R-3 ZONE
WHEREAS, on the 25th day of August, 1983, an application was filed
and accepted on the above-described project; and
WHEREAS, on the 28th day of September, 1983, the Planning Commission
held a duly advertised public hearing pursuant to Section 65854 of the
California Government Code.
SECTION 1: The Rancho Cucamonga Planning Commission has made the
following findings:
1. That strict or literal interpretation and
enforcement of the specified regulation would result
in practical difficulty or unnecessary physical
hardship inconsistent with the objectives of the
Zoning Code.
2. That there are exceptional or extraordinary
• circumstances or conditions applicable to the
property involved or to the intended use of the
property that do not apply generally to other
properties in the same zone.
3. That strict or literal interpretation and
enforcement of the specified regulation would
deprive the applicant of privileges enjoyed by the
owners of other properties in the same zone.
4. That the granting of the Variance will not
constitute a grant of special privilege inconsistent
with the limitations on other properties classified
in the same zone.
5. That the granting of the Variance will not be
detrimental to the public health, safety, or
welfare, or materially injurious to properties or
improvements in the vicinity.
SECTION 2: Variance No. 83-04 is hereby approved subject to all of
the following conditions:

1. The north elevation shall be provided with accent
• trim similar to that shown on the south elevation.

2. An automatic garage door opener shall be installed
prior to final inspection of the proposed house.
3. Any exterior revisions to the building design, other
than those required by the Planning Commission,
shall be reviewed and approved by the Design Review
Committee prior to issuance of building permits.
4. This Variance approval shall expire, unless extended
by the Planning Commission, if building permits are
not issued within two (2) years from the date of
approval .
APPROVED AND ADOPTED THIS 28TH DAY OF SEPTEMBER, 1983.

I, JACK LAM, Secretary of the Planning Commission of the City of Rancho
Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 28th day of September, 1983, by the following vote-to-wit:
