along Vineyard Avenue, at project entrance and at
the recreation areas, and to be in a unifying theme.
3. Dense landscaping shall be provided to buffer the
guest parking that fronts on Vineyard Avenue; and
landscaping shall be provided between garages to
soften the long corridor of garage-streetscape.

2. The accumulated drainage from the tributary areas
shall not exceed the capacity of the existing Bear
Gulch street. A storm drain pipe may be needed to

storm drain facilities shall be secured prior to
recordation of the final map of issuance or building
permits, whichever occurs first. In the event that
the developer is unable to secure the off-site
drainage easement and has requested the City's
condemnation process, the developer shall pay for
all expenses of such condemnation per the
Subdivision Map Act.
3. The subject property shall drain at least one half
of the area toward Vineyard Avenue.
APPROVED AND ADOPTED THIS 27th DAY OF FEBRUARY, 1985.
