A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE TRACT MAP NO. 12673
WHEREAS, Tentative Tract Map No. 12673, hereinafter "Map" submitted
by Lewis Homes, applicant, for the purpose of subdividing the real property
situated in the City of Rancho Cucamonga, County of San Bernardino, State of
California, described as the development of 402 apartment units on 20.5 net
acres of land within the Terra Vista Planned Community designated Medium
Residential (4-14 du/ac), located at the northeast corner of Church Street and
Terra Vista Parkway - APN 1077-091-02, 06 and 1077-421-04, 06 into one lot,
regularly came before the Planning Commission for public hearing and action on
March 13, 1985; and
WHEREAS, the City Planner has recommended approval of the Map subject
to all conditions set forth in the Engineering and Planning Division' s
reports; and
WHEREAS, the Planning Commission has read and considered the
Engineering and Planning Division' s reports and has considered other evidence
• presented at the public hearing.
NOW, THEREFORE, the Planning Commission of the City of Rancho
Cucamonga does resolve as follows:
SECTION 1: The Planning Commission makes the following findings in
regard to Tentative Tract No. 12673 and the Map thereof:
(a) The tentative tract is consistent with the General
Plan, Development Code, and specific plans;
(b) The design or improvements of the tentative tract is
consistent with the General Plan, Development Code,
and specific plans;
(c) The site is physically suitable for the type of
development proposed;
(d) The design of the subdivision is not likely to cause
substantial environmental damage and avoidable
injury to humans and wildlife or their habitat;
(e) The tentative tract is not likely to cause serious
public health problems;

• (f) The design of the tentative tract will not conflict
with any easement acquired by the public at large,
now of record, for access through or use of the
property within the proposed subdivision.
(g) That this project will not create adverse impacts on
the environment and a Negative Declaration is
issued.
SECTION 2: Tentative Tract Map No. 12673, a copy of which is
attached hereto, is hereby approved subject to all of the following conditions
and the attached Standard Conditions:
Planning Division
1. Texturized pavement, such as colored, stamped concrete, shall
be provided.
2. All trash enclosures shall be provided with overhead lattice
work or similar shaded structure to the satisfaction of the
City Planner.
3. Final detail of the carports shall be included in the
construction drawings for review and approval by the Planning
Division.
• 4. All retaining walls shall be constructed of decorative block.
5. Final design details of the alternating block wall and wrought
iron fence, including a locking gate, shall be included in the
construction drawing, subject to the review and approval by the
Planning Division.
6. Low level lighting shall be provided in all open space areas.
Details shall be provided in the construction drawings.
7. All outdoor mailbox locations shall be provided with solid
overhead structure and appropriate lighting. The final design
of any freestanding structures shall be compatible with the
building architecture and shall be included in the
constructional drawings, subject to the review and approval by
the Planning Division.
8. Roof material within the project shall be fire retardant wood
shake or tile shake. Actual material sample shall be submitted
to the Planning Division for review and approval before
issuance of building permits.
9. Drainage on the subject property to the south shall be subject
to review for accuracy of interim disposal until southerly
• streets are constructed.
• 10. Patio walls shall be provided for all townhouse units. Design
details shall be included in the construction drawings subject
to review and approval by the Planning Division.
11. Construction details of the recreation buildings (with solar
panels) and shade structures shall be included in the
construction drawings, subject to review and approval by the
Planning Division.
Engineering Division
1. The applicant shall construct the following off-site access
roadways, with a minimum of 26 foot wide AC pavement within 40
feet of dedication:
a) Spruce Avenue and Terra Vista Parkway from Base Line
Road to the site;
b) Church Street from Haven Avenue to the site
including a bridge across Deer Creek Channel . The
cost of the bridge shall be credited towards the
systems development fees for the Terra Vista
Development,
• 2. Median opening will not be permitted for the driveway
connection to Terra Vista Parkway. The driveway shall be right
turn in and out only.
