A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING NEW DESIGN ELEVATIONS TO ALLOW 2-CAR GARAGE
PLUS BONUS ROOM & 3-CAR GARAGE FLOOR PLANS FOR TRACT
12319 LOCATED ON THE SOUTHWEST CORNER OF BASE LINE &
SPRUCE WITHIN THE TERRA VISTA PLANNED COMMUNITY (MEDIUM
RESIDENTIAL CATEGORY, 4/14 DU/AC) - APN 1077-091-02, 06.
WHEREAS, on the 2nd day of November, 1984, a complete application was
filed by Lewis Homes for review of the above-described Tentative Tract; and
and
WHEREAS, on the 23rd day of January, 1985, the Rancho Cucamonga
Planning Commission held a meeting to consider the above-described project;
and
WHEREAS, on the 23rd day of January, 1985, the Rancho Cucamonga
Planning Commission approved the above described project per Resolution 85-09;
and
WHEREAS, new design elevations were reviewed by the Planning
Commission on the 28th day of August, 1985.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following can be met:
1. That the proposed project is consistent with the
objectives of the General Plan; and
2. That the proposed use is in accord with the
objectives of the Terra Vista Community Plan and the
purposes of the district in which the site is
located; and
3. That the proposed use is in compliance with each of
the applicable provisions of the Terra Vista
Community Plan, and
4. That the proposed use, together with the conditions
applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity.
SECTION 2: That Design Review for new elevations/floor plans for
Tract 12319 is approved subject to the original conditions of approval as
contained in Resolution 85-09 and the following conditions:

1. The stonework shall be eliminated from the type "V"
elevation.
2. All lots shall comply with the applicable site development
standards as specified within the Terra Vista Community
Plan, which will require lot line adjustments.
3. All elevations shall include tile roofing material .
APPROVED AND ADOPTED THIS 28TH DAY OF AUGUST, 1985.

I, Jack Lam , Secretary of the Planning Commission of the City of
Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 28th day of August, 1985, by the following vote-to-wit:
