A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING VARIANCE NO. 86-02 TO REDUCE MINIMUM LOT DEPTH
FROM 150 FEET TO 135 FEET, FOR PROPERTY LOCATED ON THE
SOUTH SIDE OF STRANG LANE, EAST OF CARNELIAN, IN THE VERY
LOW RESIDENTIAL DISTRICT (UP TO 2 DU/AC)
WHEREAS, on the 10th day of March, 1986, an application was filed and
accepted on the above-described project; and
WHEREAS, on the 26th day of March, 1986, the Planning Commission held
a duly advertised public hearing pursuant to Section 65854 of the California
Government Code.
SECTION 1: The Rancho Cucamonga Planning Commission has made the
following findings:
1. The application applies to a 1.3 acre parcel in the Very Low
Residential District (up to 2 du/ac), located on the south side
of Strang Lane, east of Carnelian Avenue - APN: 1061-271-07.
2. The surrounding properties are also located in the Very Low
Residential District (up to 2 du/ac) and are developed with
single-family residences.
3. The project contemplated involves a subdivision of the 1.3
acres into two parcels (see Parcel Map 9349) . Parcel 1 is
currently developed with a single family residence. Parcel 2
is currently undeveloped and vacant.
4. The related Parcel Map 9349 requires an offer of dedication of
30 feet for Strang Lane which would reduce the lot depth of
Parcel 1 below the required 150 feet to 135 feet which
necessitated this variance application.
5. The precedent to allow substandard lot depths resulting from
offers of dedication has already been established with the
existing condition of parcels to the west along Strang Lane.
6. The parcel in need of the variance is Parcel 1 of Parcel Map
9349, yet this portion of the property would be unaffected
whether the parcel map would be approved or not because of
existing development. The primary purpose of the parcel map is
the creation of Parcel 2 for possible future development.
Parcel 2 conforms to all applicable standards and requirements
of the Development Code.

7. Based upon substantial evidence presented to this Council
during the above-referenced March 26, 1986, hearing and upon
the specific findings of facts set forth above, this Commission
hereby finds and concludes as follows:
a) That strict or literal interpretation and
enforcement of the specified regulation would result
in practical difficulty or unnecessary physical
hardship inconsistent with the objectives of the
Development Code.
b) That there are exceptional or extraordinary
circumstances or conditions applicable to the
property involved or to the intended use of the
property that do not apply generally to other
properties in the same district.
c) That strict or literal interpretation and
enforcement of the specified regulation would
deprive the applicant of privileges enjoyed by the
owners of other properties in the same district.
d) That the granting of the Variance will not
constitute a grant of special privilege inconsistent
with the limitations on other properties classified
in the same district.
e) That the granting of the Variance will not be
detrimental to the public health, safety, or
welfare, or materially injurious to properties or
improvements in the vicinity.
SECTION 2: Based upon the findings and conclusions set forth above,
this Commission hereby approves the application subject to approval and
recordation of Parcel Map 9349.

I, Brad Buller, Deputy Secretary of the Planning Commission of the City of
Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 26th day of March, 1986, by the following vote-to-wit:
