RESOLUTION NO. 86-159
A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
MODIFYING CONDITIONAL USE PERMIT NO. 86-02 FOR TWO
TEMPORARY CLASSROOM TRAILERS AT COMMUNITY BAPTIST CHURCH
LOCATED AT THE NORTHWEST CORNER OF 19TH STREET AND BERYL
STREET IN THE MEDIUM DENSITY RESIDENTIAL DISTRICT
WHEREAS, on the 27th day of August, 1986, a complete application was
filed by Community Baptist Church for review of the above-described project;
and
WHEREAS, on the 8th day of October, 1986, the Rancho Cucamonga
Planning Commission held a public hearing to consider the above-described
project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following findings can be met:
1. That the proposed use is in accord with the General
Plan, the objectives of the Development Code, and
the purposes of the district in which the site is
located.
2. That the proposed use, together with the conditions
applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity.
3. That the proposed use complies with each of the
applicable provisions of the Development Code.
SECTION 2: That Conditional Use Permit No. 86-02 is approved
subject to the following conditions:
1. The temporary trailers will be permitted until such time
as Phase I is completed or two years, whichever comes
first. This condition shall be formalized by an agreement
drafted by the applicant to the satisfaction of the City
Attorney and executed prior to the installation of the
trailers.
2. Provide skirting around base of trailers to screen
temporary foundation supports.
3. All utility equipment shall be screened.

4. Prior to installation of the trailers, the drive approach
and aisle shall be completed to the satisfaction of the
Foothill Fire District to provide a secondary access to
the trailers.
5. Prior to occupancy of the trailers, all protective
apparatus shall be installed and inspections completed as
required by the Foothill Fire District.
6. Landscaping shall be provided along the east and north
elevations of the trailers to provide visual relief of the
building mass. Landscape plans shall be reviewed and
approved by the Planning Division prior to installation of
the trailers.

Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 8th day of October, 1986, by the following vote-to-wit:
