A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE TRACT MAP NO. 10349 AND DESIGN REVIEW THEREOF.
WHEREAS, Tentative Tract Map No. 10349, hereinafter "Map" submitted
by Walton Construction, applicant, for the purpose of subdividing the real
property situated in the City of Rancho Cucamonga, County of San Bernardino,
State of California, described as a residential subdivision of 57 lots on 33.2
acres of land located on the west side of Sapphire Street, south of Jennet
Street, regularly came before the Planning Commission for public hearing and
action on November 12, 1986; and
WHEREAS, the City Planner has recommended approval of the Map subject
to all conditions set forth in the Engineering and Planning Division' s
reports; and
WHEREAS, the Planning Commission has read and considered the
Engineering and Planning Division's reports and has considered other evidence
presented at the public hearing.
NOW, THEREFORE, the Planning Commission of the City of Rancho
Cucamonga does resolve as follows:
SECTION 1: The Planning Commission makes the following findings in
regard to Tentative Tract No. 10349 and the Map thereof:
(a) The tentative tract, in conjunction with the
Variance request, is consistent with the General
Plan, Development Code, and specific plans;
(b) The design or improvements of the tentative tract,
in conjunction with the Variance request, is
consistent with the General Plan, Development Code,
and specific plans;
(c) The site is physically suitable for the type of
development proposed;
(d) The design of the subdivision is not likely to cause
substantial environmental damage and avoidable
injury to humans and wildlife or their habitat;
(e) The tentative tract is not likely to cause serious
public health problems;
(f) The design of the tentative tract will not conflict
with any easement acquired by the public at large,
now of record, for access through or use of the
property within the proposed subdivision.

(g) That this project will not create adverse impacts on
the environment and a Negative Declaration is
issued.
SECTION 2: Tentative Tract Map No. 10349, a copy of which is
attached hereto, and design review thereof, is hereby approved subject to all
of the following conditions and the attached Standard Conditions:
PLANNING DIVISION:
1. Approval of Tentative Tract Map No. 10349 is contingent
upon approval of Variance 86-05.
2. All corner side elevations shall be upgraded to match the
front elevations.
3. Wood or stucco plant-ons shall be provided around all
windows on all elevations.
4. A design treatment for the area between garage doors that
is similar to the design treatment used on the ends of the
garage elevation shall be provided.
5. All roofing material shall be tile.
6. Extensive landscaping shall be provided along the east
side of Lots 1 and 57 subject to review and approval of
the City Planner.
7. A revised grading plan, incorporating all conditions of
approval , shall be submitted to the Grading Committee for
review and approval prior to the issuance of any permits.
8. A 15 foot community trail with Offer of Dedication shall
be provided along the northerly tract perimeter of Lots
33, 34, 35, 40, 41, 42, and 47.
9. Local feeder trail easements, 15 feet in width that
straddle the property line, shall be provided in the
following locations:
a. Extending north from Jennet Street to the
northerly tract boundary between lots 35-37 and
38-40.
b. Extending north from Jennet Street to the
northerly tract boundary between lots 42-44 and
44-46.
c. Extending easterly from Avenue "A" to the
existi�ng19tracOt (9539) between lots 18, 20, 49

10. Corner cut-offs on local feeder trails for inside angles
where trails change directions shall be provided.
11. A ten foot wide local feeder trail shall be provided along
the northerly boundary of lots 51-57.
12. A ten foot wide local feeder trail shall be provided along
the westerly boundary of lots 31-33.
13. The tract shall be graded to provide a minimum 15 foot
level area on the lot adjacent to the local feeder trails.
14. Vehicle access (drive approaches) and vehicle access gates
shall be provided where the local feeder trail intersects
the street.
15. The Covenants, Conditions and Restrictions (CC&R' s) shall
provide for the establishment and maintenance of an
architectural review committee to regulate development,
remodeling, and additions within the tract.
16. The Covenants, Conditions and Restrictions (CC&R' s) shall
provide for the maintenance of equestrian trail and
drainage easements.
17. The Covenants, Conditions and Restrictions (CC&R' s) shall
provide for City approval on the installation of any wall
or fence on Lots 1 or 57.
18. A fifteen (15) foot local equestrian trail easement shall
be provided along the westerly boundary of Lots 14 and 15.
ENGINEERING DIVISION:
1. EXISTING OVERHEAD UTILITIES
a. Lines along the North Property Lines of Lots 51
through 57:
The existing overhead utilities (electrical )
along the north property lines of lots 51
through 57 shall be undergrounded or removed for
the entire length of the utility lines extending
across Sapphire Street prior to Public
Improvement acceptance or occupancy, whichever,
occurs first. Reimbursement of one-half the
adopted cost for undergrounding is not feasible
because the adjacent property is presently
developed.

b. Sapphire Street:
An in-lieu fee as contribution to the future
undergrounding of the existing overhead
utilities (telecommunications and electrical ) on
the opposite side of Sapphire Street shall be
paid to the City prior to recordation of the
Final Map. The fee shall be one-half the
adopted unit amount times the length of the
project frontage on Sapphire Street (498).
2. Positive drainage control facilities shall be provided
within the equestrian trails in accordance with City
Standard No. 1001 or as otherwise required by the Building
Official .
3. Drainage protection shall be provided at the south corner
of Thoroughbred Street and Avenue "A" as follows or as
otherwise approved by the City Engineer:
a. A 2' high block wall for drainage protection
shall be provided at the back of the sidewalk
from the easterly edge of the driveway on lot 13
to the westerly edge of the driveway on lot 12.
b. The driveway for lot 13 shall be moved as far
westerly as possible and the driveway for lot 12
shall be moved as far easterly as possible to
maximize the length of the wall required per
"a". above.
c. The driveways for lots 11, 12, and 13 shall be
rolled to provide a minimum one foot barrier
above the top of curb.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF RANCHO
CUCAMONGA, CALIFORNIA, MODIFYING PLANNING COMMISSION
RESOLUTION 'NO. 86-170 CONDITIONALLY APPROVING TENTATIVE
TRACT NO. 10349 AND DESIGN REVIEW THEREOF
-- " ---WHEREAS, Tentative Tract Map No. 10349, hereinafter 'Map" submitted
by Walton Construction, applicant, for the purpose of subdividing the real
property situated in the City of Rancho Cucamonga, County of San Bernardino,
State of California, described as a residential subdivision of 57 lots on 33.2
acres of land located on the vest side of Sapphire Street, south of Jennet
Street, APN 1043-121-01, 02, 03, 1062-011-02, 03, and 1062-161-01, came before
the City Council for public hearing and action on December 17, 1986; and .
WHEREAS, the Planning Commission has recommended approval of the map

reports; and
WHEREAS, the City Council has read and considered the Planning
Commission and the Engineering and Planning Divisions' reports and has

t. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Rancho Cucamonga, California, does modify Planning Commission Resolution No.
86-170 to delete condition No. 18 that reads:
18. A fifteen (15) foot local equestrian easement shall be
provided along the westerly boundary of Lots 14 and
15.
