A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING DESIGN REVIEW FOR REVISED SITE PLAN AND
ELEVATIONS FOR TRACTS NO. 10827 & 10827-3 LOCATED BETWEEN
HAVEN & HERMOSA AVENUES, SOUTH OF WILSON.
WHEREAS, on the 15 day of October, 1986, a complete application was
filed by Relco Industries for review of the above-described project; and
WHEREAS, on the 10th day of December 1986, the Rancho Cucamonga
Planning Commission held a meeting to consider the above-described project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following can be met:
1. That the proposed project is consistent with the
objectives of the General Plan; and
2. That the proposed use is in accord with the
objectives of the Development Code and the purposes
of the district in which the site is located; and
3. That the proposed use is in compliance with each of
the applicable provisions of the Development Code;
and
4. That the proposed use, together with the conditions
applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity.
SECTION 2: That Design Review for Tracts 10827 & 10827-3 is
approved subject to the following conditions:
1. This approval is only for the proposed site plan and
building architecture submitted as part of this
application for Lots 184 through 222 of Tract 10827-
3 and Lots 223 through 281 of Tract 10827. All
Conditions of Approval for Tentative Tract 10827 per
Resolution No. 84-69 shall remain applicable with
this approval for Design Review.
2. Detail site development plans, including, but not
limited to plot plans, landscape/irrigation plans,
fencing plans, and architectural plans shall be
submitted for the review and approval of the City
Planner prior to the issuance of any building
permits.

3. On all lots showing units with 3-car garages, a 3
foot wide planter area shall be provided in the area
between the single and double garage doors. This
planter area is to be landscaped and irrigated by
the developer. Each planter area shall be provided
with a 15-gallon or larger size tree and with ground
cover or shrubbery designed to provide a vertical
massing; the use of lawn is prohibited. Details of
these planter areas shall be included with landscape
and irrigation plans and are subjected to the review
and approval of the City Planner.
4. 3-car garage house plans plotted on lots located at
the end of cul-de-sacs shall use 2-car drive
approaches that flair out to a 3-car wide driveway,
instead of a 3-car wide driveway provided with
planter island.
5. For all lots, the walkway from the driveway to the
front entry is to be located so that a minimum 3
foot wide planter area is provided between the
walkway and the house.
6. Window upgrade treatments shall be provided on any
side or rear building elevation that is exposed to
view from any public right-of-way. Plans detailing
the extent of this upgrade treatment and to what
lots there are to be applied shall be submitted for
the review and approval of the City Planner prior to
the issuance of any building permits.

I, Brad Buller, Deputy Secretary of the Planning Commission of the City
of Rancho Cucamonga, do hereby certify that the foregoing Resolution was
duly and regularly introduced, passed, and adopted by the Planning
Commission of the City of Rancho Cucamonga, at a regular meeting of the
Planning Commission held on the 10th day of December, 1986 by the
following vote-to-wit:
