A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING CONDITIONAL USE PERMIT (SITE APPROVAL 97-66)
FOR ADDITION OF A CONDITION OF APPROVAL REQUIRING
PLANNING COMMISSION REVIEW OF ALL EXTERIOR MODIFICATIONS
LOCATED AT THE NORTHEAST CORNER OF 19TH STREET &
ARCHIBALD AVENUE IN THE NEIGHBORHOOD COMMERCIAL DISTRICT
WHEREAS, on the 20th day of November, 1986, a complete application
was filed by Michael D, Patton for review of the above-described project; and
WHEREAS, on the 14th of January, 1987, the Rancho Cucamonga Planning
Commission held a public hearing to consider the above-described project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following findings can be met:
1. That the proposed use with the added condition is in
accord with the General Plan, the objectives of the
Development Code, and the purposes of the district
in which the site is located.
2. That the proposed use, together with the conditions
applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity.
3. That the proposed use complies with each of the
applicable provisions of the Development Code.
SECTION 2: That this project is exempt from environmental
evaluation based on California Environmental Quality Act (CEQA) Article 19,
Section 15301, the minor alteration or maintenance of existing public or
private structures.
SECTION 3: That Conditional Use Permit No. 86-32 (Site Approval No.
97-66) is approved subject to the following condition:
1. All future exterior architectural modifications including
materials, color and landscaping shall be reviewed and approved
by the Planning Commission prior to issuance of building permit
and/or commencement of work.

I, Brad Buller, Deputy Secretary of the Planning Commission of the City of
Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
