HomeMy WebLinkAbout87-118 - Resolutions RESOLUTION NO. 87-118 A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION APPROVING DEVELOPMENT REVIEW NO. 87-20 LOCATED AT THE NORTHEAST CORNER OF TURNER AVENUE AND 6TH STREET IN THE GENERAL INDUSTRIAL DISTRICT - APN: 209-261-18, 19, 22. WHEREAS, on the 13th day of May, 1987, a complete application was filed by Lennon Architects for review of the above-described project; and WHEREAS, on the 8th day of July, 1987, the Rancho Cucamonga Planning Commission held a meeting to consider the above-described project. NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as follows: SECTION 1: That the following can be met: 1. That the proposed project is consistent with the objectives of the General Plan; and 2. That the proposed use is in accord with the objective of the Development Code and the purposes of the district in which the site is located; and 3. That the proposed use is in compliance with each of the applicable provisions of the Development Code; and 4. That the proposed use, together with the conditions applicable thereto, will not be detrimental to the public health, safety, or welfare, or materially injurious to properties or improvements in the vicinity. SECTION 2: That this project will not create adverse impacts on the environment and that a Negative Declaration is issued on July 8, 1987. SECTION 3: That Development Review No. 87-20 is approved subject to the following conditions and attached Standard Conditions: Planning Division: 1. All roll-up and man doors shall be painted the same primary color as the building. 2. Textured paving similar to that used on-site shall be provided at the project entrances. 3. Vine pockets shall be located along the "back" sides of buildings 1, 2, and 3 and planted with a fast growing vine. PLANNING COMMISSION RESOLUTION NO. The applicant shall attempt to coordinate with San Bernardino County Flood Control District relocating the eastern most driveway on 6th Street to accommodate a shared access to the adjacent channel to the east of the project site. Engineering Division: 1. Overhead Utilities a. 6th Street - The existing overhead utilities (electrical communication and electrical , except for 66 K.V. electrical ) on the project side of 6th Street shall be undergrounded from the first pole on the west side of Turner Avenue to the first pole off-site east of the Deer Creek Channel prior to public improvements acceptance or occupancy, whichever occurs first. Reimbursement of one-half the difference between the undergrounding cost of the utilities (electrical communication and electrical ) on the project side of the street minus those (telecommunication) on the opposite side of the street is feasible because the property is currently undeveloped. b. Turner Avenue - An in lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunication and electrical ) on the opposite side of Turner Avenue shall be paid to the City prior to the issuance of building permits. The fees shall be one-half the City adopted unit amount times the length of the property from the center of Sharon Circle to the center of 6th Street. 2. A storm drain pipe shall be constructed along Turner Avenue and the existing channel eliminated to the satisfaction of the City Engineer. The limits of said storm drain pipe shall be determined by the City Engineer. 3. The project shall be protected from flood flows entering the site from Turner Avenue to the satisfaction of the City Engineer. 4. Notice of intention to form and/or join the Lighting and Landscaping District shall be filed with the City Council prior to recordation of the map or issuance of building permits, whichever occurs first. 5. Street improvements on 6th Street shall be constructed to extend to the existing bridge to the east. PLANNING COMMISSION RESOLUTION NO. A drive approach and pavement within the Flood Control easement shall be constructed to the satisfaction of the Flood Control District. APPROVED AND ADOPTED THIS 8TH DAY OF JULY, 1987.
