A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
RECOMMENDING APPROVAL OF VICTORIA COMMUNITY PLAN
AMENDMENT 87-01 TO MODIFY THE COMMUNITY PLAN TEXT TO
REDUCE THE MINIMUM REQUIRED LOT DEPTH ON 3,000 SQUARE
FOOT LOTS FROM 75 FEET TO 60 FEET, TO REDUCE THE MINIMUM
REQUIRED LOT DEPTH ON 4,000 SQUARE FOOT LOTS FROM 80 FEET
TO 70 FEET, AND TO REQUIRE A MINIMUM TEN (10) FOOT FRONT
YARD SETBACK FOR THE LIVING AREA ON 3,000 AND 4,000
SQUARE FOOT LOTS
WHEREAS, on the 22nd day of July, 1987, the Planning Commission held
a duly advertised public hearing pursuant to Section 65854 of the California
Government Code; and
SECTION 1: The Rancho Cucamonga Planning Commission hereby makes the
following findings:
1. That the Amendment will provide for development of a
comprehensively planned urban community within the
District that is superior to development otherwise
allowable under alternate regulations; and
2. That the Amendment will provide for development
within the District in a manner consistent with the
General Plan and with related development and growth
management policies of the City; and
3. That the Amendment will provide for the
construction, improvement, or extension of
transportation facilities, public utilities, and
public services required by development with the
District.
SECTION 2: The Rancho Cucamonga Planning Commission has found that
this project will not create a significant adverse impact on the environment
and recommends issuance of a Negative Declaration on July 22, 1987.
NOW, THEREFORE, BE IT RESOLVED:
1. That pursuant to Section 65850 to 65855 of the
California Government Code, that the Planning
Commission of the City of Rancho Cucamonga hereby
recommends approval of Victoria Planned Community
Amendment 87-01.
2. The Planning Commission hereby recommends that the
City Council approve and adopt Victoria Planned
Community Amendment 87-01 to modify the Community
Plan as follows:

a) The minimum required lot depth on 3,000 square
foot lots shall be 60 feet.
b) The minimum required lot depth on 4,000 square
foot lots shall be 70 feet.
c) The minimum front yard setback for the first
story living area of the dwelling unit shall be
ten (10) feet. Any second story shall be
setback further than ten ( 10) feet subject to
approval during Design Review of the tract.
The setback area shall be landscaped and is
exclusive of walkways or structures.
