HomeMy WebLinkAbout87-132 - Resolutions RESOLUTION NO. 87-132 A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION APPROVING MODIFICATION TO DEVELOPMENT REVIEW NO. 85-06 LOCATED ON THE NORTH SIDE OF ARROW ROUTE, WEST OF HAVEN AVENUE IN THE MEDIUM-HIGH RESIDENTIAL DISTRICT - APN: 208-341-16 AND 17. WHEREAS, on the 16th day of June, 1987, a complete application was filed by Lincoln Properties for review of the above-described project; and WHEREAS, on the 22nd day of July, 1987, the Rancho Cucamonga Planning Commission held a meeting to consider the above-described project. NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as follows: SECTION 1: That the following can be met: 1. That the proposed project is consistent with the objectives of the General Plan; and 2. That the proposed use is in accord with the objective of the Development Code and the purposes of the district in which the site is located; and 3. That the proposed use is in compliance with each of the applicable provisions of the Development Code; and 4. That the proposed use, together with the conditions applicable thereto, will not be detrimental to the public health, safety, or welfare, or materially injurious to properties or improvements in the vicinity. SECTION 2: That this project will not create adverse impacts on the environment and that a Negative Declaration was issued on August 28, 1985. SECTION 3: That Development Review No. 85-06 is approved subject to the following conditions and attached Standard Conditions: Planning Division: 1. The pool and recreation building locations shall be switched, with the pool located on the south side. The revised plans shall be reviewed and approved by the City Planner prior to the issuance of building permits. 2. A six foot decorative block wall shall be required along the southern portion of the pool area to provide privacy for the pool users. PLANNING COMMISSION RESOLUTION NO. DR 85-06 - Lincoln July 22, 1987 Page 2 3. All pertinent conditions of approval for the original Development Review 85-06, as contained in Resolution 85-120, shall apply. Engineering Division: 1. An in-lieu fee as contribution to the future undergrounding of the existing overhead utilities (telecommunications and electrical ) on the opposite side of Arrow Route shall be paid to the City prior to the issuance of building permits. The fee shall be one half the City adopted unit amount times the length of the project frontage. 2. If the necessary reciprocal access agreement is obtained, the shared driveway shall be designed per Exhibit "D" of the staff report subject to review and approval by the City Engineer.
