A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
APPROVING DEVELOPMENT REVIEW NO. 87-29 LOCATED AT THE
NORTHWEST CORNER OF HAVEN AVENUE AND FOOTHILL BOULEVARD
IN THE GENERAL COhMdERCIAL DISTRICT - APN 1077-661-02
WHEREAS, on the 10th day of June, 1987, a complete application was
filed by Tower Partners for review of the above-described project; and
WHEREAS, on the 12th day of August, 1987, the Rancho Cucamonga
Planning Commission held a meeting to consider the above-described project.
NOW, THEREFORE, the Rancho Cucamonga Planning Commission resolved as
follows:
SECTION 1: That the following can be met:
1. That the proposed project is consistent with the
objectives of the General Plan; and
2. That the proposed use is in accord with the
objective of the Development Code and the purposes
of the district in which the site is located; and
3. That the proposed use is in compliance with each of
the applicable provisions of the Development Code;
and
4. That the proposed use, together with the conditions
applicable thereto, will not be detrimental to the
public health, safety, or welfare, or materially
injurious to properties or improvements in the
vicinity.
SECTION 2: That this project will not create adverse impacts on the
environment and that a Negative Declaration was issued on February 24, 1984,
as part of a Master Plan.
SECTION 3: That Development Review No. 87-29 is approved subject to
the following conditions and attached Standard Conditions:
Planning Division:
1. The northernmost arch entry shall be furred out.
2. Vines shall be planted at the northwesternmost
corner and adjacent to the western facade area.
3. The building colors and textures shall be the same
as those used on Phase I of the Food Court.

Engineering Division:
1. An in-lieu fee as contribution to the future
undergrounding of the existing overhead utilities on
the opposite side of Haven Avenue shall be paid to
the City prior to the issuance of building
permits. The fee shall be one-half the difference
between the undergrounding cost of the utilities
(communications and electrical , except 66 Kv
electrical ) on the opposite side of the street minus
those recently undergrounded (telecommunication) on
the project side, times the length from midway
between Parcel 4 and Parcel 2 to midway between
Parcel 2 and Parcel 1.
APPROVED AND ADOPTED THIS 12TH DAY OF AUGUST, 1987.

I, Brad Buller, Deputy Secretary of the Planning Commission of the City of
Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 12th day of August, 1987, by the following vote-to-wit:
