A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
MODIFYING THE CONDITIONS OF APPROVAL FOR MINOR
DEVELOPMENT REVIEW NO. 87-24 LOCATED AT 12459 ARROW
HIGHWAY IN THE HEAVY INDUSTRIAL DISTRICT - APN 229-131-33
A. Recitals.
(i ) TAMCO has filed an appeal of a condition of approval of Minor
Development Review No. 87-24 as described in the title of this Resolution.
(ii ) On the 13th of January, 1988, the Planning Commission of the
City of Rancho Cucamonga conducted a meeting on the appeal and concluded said
meeting on that date.
(iii ) All legal prerequisites to the adoption of this Resolution
have occurred.
B. Resolution.
NOW, THEREFORE, it is hereby found, determined and resolved by the
Planning Commission of the City of Rancho Cucamonga as follows:
1. This Commission hereby specifically finds that all of the facts
set forth in the Recitals, Part A, of this Resolution are true and correct.
2. Based upon substantial evidence presented to this Commission
during the above-referenced meeting on January 13, 1988, including written and
oral staff reports, this Commission hereby specifically finds as follows:
(a) The application applies to property located at 12459 Arrow
Highway with no street frontage and lot depth of 1550.86 feet and is presently
improved with easements necessary for access along the eastern property line
and utility connections along the west and south property lines; and
(b) The property to the north of the subject site is Heavy
Industrial , the property to the south of that site consists of Heavy
Industrial , the property to the east is Heavy Industrial , and the property to
the west is Heavy Industrial .
3. Based upon the substantial evidence presented to this Commission
during the above-referenced meeting and upon the specific findings of facts
set forth in paragraph 1 and 2 above, this Commission _hereby finds and
concludes as follows:
(a) That the proposed project is consistent with
the objectives of the General Plan; and

(b) That the proposed use is in accord with the
objective of the Industrial Specific Plan and
the purposes of the district in which the site
is located; and
(c) That the proposed use is in compliance with
each of the applicable provisions of the
Industrial Specific Plan; and
(d) That the proposed use, together with the
conditions applicable thereto, will not be
detrimental to the public health, safety, or
welfare, or materially injurious to properties
or improvements in the vicinity.
4. Based upon the findings and conclusions set forth in paragraph
1, 2 and 3 above, this Commission hereby amends the conditions of approval as
set forth in Resolution No. 87-145 through modification of Condition Number
Two (2) to read as follows:
The applicant shall contribute funds equaivalent to the cost of
the landscaping of the western property boundary as previously
required in Planning Commission Resolution 87-145, to a fund set
up by the City, for the purpose of landscaping the freeway
right-of-way. The applicant shall submit written documentation
of this amount for review by the City Planner. The monies shall
be paid prior to the release of final occupancy of the building
addition.
5. The Deputy Secretary to this Commission shall certify to the
adoption of this Resolution.

Rancho Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced, passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 13th day of January, 1988, by the following vote-to-wit:
