HomeMy WebLinkAbout87-163 - Resolutions RESOLUTION NO. 87-163 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO .000AMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 10782 WHEREAS, Tentative Parcel Map Number 10782, submitted by Bermant Deveopment Company, applicant, for the purpose of subdividing into 13 parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN(s) 229-121-19-23-24-25-26, located at the southeast corner of Rochester Avenue and Arrow Route; and WHEREAS, on September 9, 1987, the Planning Commission held a duly advertised public hearing for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1 : That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage, public health problems or have adverse affects on abutting property. SECTION 2: That Tentative Parcel Map No. 10782 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: A. Special Conditions: 1. OVERHEAD UTILITIES: a. Rochester Avenue - The existing overhead utilities (electrical ) on the project side of Rochester Avenue shall be undergrounded from the first pole on the north side of Arrow Route to the first pole off-site south of the projects south boundary, prior to public improvement acceptance or occupancy, whichever occurs first. Reimbursement of one-half the difference between the undergrounding cost of the utilities (electrical ) on the project side of the RESOLUTION PAGE 2 street minus those (telecommunications) on the opposite side of the street from future development as it occurs on the opposite side of the street is feasible because the property is currently undeveloped. b. Arrow Route - The existing overhead utilities (Communication and electrical , except for the 66 KV electrical ) on the project side of Arrow Route shall be undergrounded from the first pole on the west side of Rochester Avenue to the first pole off-site east of the project's east boundary, prior to public improvement acceptance or occupancy, whichever occurs first. Reimbursement of one-half the difference between the undergrounding cost of the utilities (communications and electrical ) on the project side of the street minus those (telecommunications) on the opposite side of the street from future development as it occurs on the opposite side of the street is feasible only if a new proposal or time extension is granted. 2. The property is located within a Flood Hazard Zone, therefore, flood protection mesasures shall be provided as certified by a Registered Civil Engineer and approved by the City Engineer prior to issuance of any building permits.
