A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE PARCEL MAP NUMBER 11940, LOCATED AT THE
SOUTHEAST CORNER OF WHITE OAK AND ELM AVENUES, AND MAKING
FINDINGS IN SUPPORT THEREOF. APN 208-351-62
WHEREAS, Tentative Parcel Map Number 11940, submitted by White
Oak/Elm, Ltd. , applicant, for the purpose of subdividing into 20 parcels, the
real property situated in the City of Rancho Cucamonga, County of San
Bernardino, State of California, identified as APN 208-351-62, located at the
southeast corner of White Oak and Elm Avenues and
WHEREAS, on December 14, 1988, the Planning Commission held a duly
advertised public hearing for the above-described map.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS
FOLLOWS:
SECTION 1: That the following findings have been made:
1. That the map is consistent with the General Plan.
2. That the improvement of the proposed subdivision
is consistent with the General Plan.
3. That the site is physically suitable for the
proposed development.
4. That the proposed subdivision and improvements
will not cause substantial environmental damage,
public health problems or have adverse affects on
abutting property.
SECTION 2: This Commission finds and certifies that the project has
been reviewed and considered in compliance with the California Environmental
Quality Act of 1970 and, further, this Commission hereby issues a Negative
Declaration.
SECTION 3: That Tentative Parcel Map No. 11940 is hereby approved
subject to the attached Standard Conditions and the following Special
Conditions:
1. The drive approaches shall be 35 feet in width at
the right-of-way line and constructed per City
Standard Drawing 306.

2. A Good Faith effort shall be made to obtain an
easement for a joint use driveway on Elm Avenue from
the adjacent property to the east prior to approval
of the final map. If this easement is not obtained,
the developer shall relocate the drive approach to
the satisfaction of the City Engineer and City
Planner and provide a reciprocal access easement in
favor of the property to the east.
