A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE PARCEL MAP NUMBER 13113, LOCATED ON THE NORTH
SIDE OF STRANG LANE EAST OF CARNELIAN STREET, AND MAKING
FINDINGS IN SUPPORT THEREOF - APN : 1061-271-08
WHEREAS, Tentative Parcel Map Number 13113, submitted by Ronald and
Susan Nunnally, applicant, for the purpose of subdividing into 2 parcels, the
real property situated in the City of Rancho Cucamonga, County of San
Bernardino, State of California, identified as APN(s) 1061-271-08, located on
the north side of Strang Lane, east of Carnelian Street; and
WHEREAS, on July 25 , 1990, and continued to August 8, 1990, the
Planning Commission held a duly advertised public hearing for the above-
described map.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVES AS
FOLLOWS :
SECTION 1 : That the following findings have been made:
1 . That the map is consistent with the General Plan.
2. That the improvement of the proposed subdivision is
consistent with the General Plan.
3. That the site is physically suitable for the proposed
development.
4. That the proposed subdivision and improvements will
not cause substantial environmental damage or public
health problems or have adverse affects on abutting
properties.
SECTION 2 : This Commission finds and certifies that the project has
been reviewed and considered in compliance with the California Environmental
Quality Act of 1970; and further, this Commission hereby issues a Negative
Declaration.
SECTION 3 : Tentative Parcel Map Number 13113 is hereby approved
subject to the attached Standard Conditions and the following Special
Conditions :
A. Engineering Division :
1 . A 10 foot easement for local equestrian trails shall
be provided along the east and south property line of
Parcel 2 including a standard corner cut-off at the
southeast corner of said parcel .

2. A request to vacate the existing right-of-way
dedication for Strang Lane adjacent to the project
site shall be submitted and the vacation completed
prior to final approval of the Parcel Map.
B. Fire District
1 . Submit to the Fire District a completed Change
Request form and the required fee prior to final
approval of the Parcel Map.
2. Provide residential fire sprinklers in accordance
with N.F.P.A. 13D for the future residence on Parcel
2 at the time of its development.
3. Install the street improvements along the frontage of
the project site in accordance with district
standards, except for street width, at the time of
development of Parcel 2.
4. Install non-combustible Class "A" roofing on the
future residence, in accordance with UBC Standards at
the time of its development.
APPROVED AND ADOPTED THIS 8th DAY OF AUGUST 1990.
