HomeMy WebLinkAbout90-48 - Resolutions RESOLUTION NO. 90-48 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING TENTATIVE PARCEL MAP NUMBER 12338, LOCATED AT THE NORTHWEST CORNER OF 6TH STREET AND BUFFALO AVENUE, AND MAKING FINDINGS IN SUPPORT THEREOF - APN 229-262-28 WHEREAS, Tentative Parcel Map Number 12338, submitted by Kensley- Buffalo Six, Ltd. , applicant, for the purpose of subdividing into 4 parcels, the real property situated in the City of Rancho Cucamonga, County of San Bernardino, State of California, identified as APN(s) 229-262-28, located at the northwest corner of 6th Street and Buffalo Avenue; and WHEREAS, on March 28, 1990, the Planning Commission held a duly advertised public hearing which was continued to April 11 and April 25, 1990 for the above-described map. NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVED AS FOLLOWS: SECTION 1: That the following findings have been made: 1. That the map is consistent with the General Plan. 2. That the improvement of the proposed subdivision is consistent with the General Plan. 3. That the site is physically suitable for the proposed development. 4. That the proposed subdivision and improvements will not cause substantial environmental damage or public health problems or have adverse effects on abutting property. SECTION 2: This Commission finds and certifies that the project has been reviewed and considered in compliance with the California Environmental Quality Act of 1970 and, further, this Commission hereby issues a Negative Declaration. SECTION 3: Tentative Parcel Map Number 12338 is hereby approved subject to the attached Standard Conditions and the following Special Conditions: 1. Record a reciprocal parking agreement concurrent with the map. 2. The 20-foot-wide sewer easement to Cucamonga County Water District along the project westerly boundary shall be shown on the Final Parcel Map. Landscape the 6th Street median island (full width) from Pittsburgh Avenue to Buffalo Avenue. A separate landscape and irrigation plan per City Standards shall be provided subject to the approval of the City Engineer. The Developer may request a reimbursement agreement to recover the cost of the landscaping in excess of the cost of the one-half width of the landscaping fronting his project from future development of adjacent and across-the-street properties. However, if the Developer on the opposite side of 6th Street installs the median island landscaping, then the Developer for this project (APN 229-262-28) shall pay an in-lieu fee for the cost of one-half the width of landscaping fronting his project.
