A RESOLUTION OF THE RANCHO CUCAMONGA PLANNING COMMISSION
RECOMMENDING APPROVAL OF INDUSTRIAL SPECIFIC PLAN
AMENDMENT 90-01 TO CHANGE THE DESIGNATION FROM SUBAREA 4
TO SUBAREA 5 FOR 5 ACRES OF LAND LOCATED ON THE SOUTH
SIDE OF 6TH STREET, APPROXIMATELY 470 SQUARE FEET EAST OF
ARCHIBALD AVENUE, AND MAKING FINDINGS IN SUPPORT THEREOF

A. Recitals .
i . The Barmakian Company has filed an application, Industrial Specific
Plan Amendment 90-01 , as described in the title of this Resolution.
Hereinafter in this Resolution, the subject request is referred to as the
"application."
ii . On the 13th day of June, 1990, the Planning Commission of the City
of Rancho Cucamonga conducted a duly noticed public meeting on the application
and concluded said hearing on that date.
iii . All legal prerequisites prior to the adoption of this Resolution
have occurred .
B. Resolution.
Now, therefore, it is hereby found , determined and resolved by the
Planning Commission of the City of Rancho Cucamonga as follows :
1 . This Commission hereby specifically finds that all of the facts set
forth in the Recitals, Part A, of this Resolution are true and correct.
2 . Based upon substantial evidence presented to this Commission during
the above-referenced public hearing on June 13, 1990, including written and
oral staff reports, together with public testimony, this Commission hereby
specifically finds as follows :
(a) The application applies to property located at 9805 6th Street
with a street frontage of 345 .34 feet and lot depth of 630.69 feet and is
presently improved with two wholesale, storage and distribution buildings
totaling 80,000 square feet; and
(b) The property to the north of the subject site is General
Industrial , the property to the south of that site consists of General
Industrial , the property to the east is General Industrial , and the property
to the west is General Industrial .
(c) The site is located within Subarea 4 of the Industrial
Specific Plan and is zoned General Industrial ; and

(d) The facility is located directly adjacent to the west border
of Subarea 5 of the Industrial Specific Plan and is zoned General Industrial ;
and
(e) The site is fully developed with warehouse buildings with four
dock-high doors and two ground-level doors.
3. Based upon the substantial evidence presented to this Commission
during the above-referenced public hearing and upon the specific findings of
facts set forth in Paragraphs 1 and 2 above, this Commission hereby finds and
concludes as follows :
(a) This amendment does not conflict with the Land Use Policies of
the General Plan and will provide for development within the district in a
manner consistent with the General Plan and with related development; and
(b) This amendment does promote the goals and objectives of the
Land Use Element; and
(c) The subject site is suitable for the uses in Subarea 5 of the
Industrial Specific Plan zoned General Industrial and is compatible with the
surrounding area .
4. The Rancho Cucamonga Planning Commission has found that this project
will not create a significant adverse impact on the environment and recommends
issuance of a Negative Declaration .
NOW THEREFORE, be it resolved :
(1 ) That pursuant to Section 65850 to 65855 of the California
Government Code, the Planning Commission of the City of Rancho Cucamonga
hereby recommends approval on the 13th day of June 1990 of Industrial Specific
Plan Amendment 90-01 .
APPROVED AND ADOPTED THIS 13TH DAY OF JUNE, 1990 .

I , Brad Buller, Secretary of the Planning Commission of the City of Rancho
Cucamonga, do hereby certify that the foregoing Resolution was duly and
regularly introduced , passed, and adopted by the Planning Commission of the
City of Rancho Cucamonga, at a regular meeting of the Planning Commission held
on the 13th day of June, 1990 , by the following vote-to-wit:
