A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO CUCAMONGA, CALIFORNIA, CONDITIONALLY APPROVING
TENTATIVE PARCEL MAP NUMBER 13221 LOCATED ON THE NORTH
SIDE OF NINTH STREET WEST OF HELLMAN AVENUE -
APN 209-012-04
WHEREAS , Tentative Parcel Map Number 13221, submitted by Rommel
Realty, applicant, for the purpose of subdividing into 2 parcels, the real
property situated in the City of Rancho Cucamonga, County of San Bernardino,
State of California, identified as APN 209-012-04, located on the north side
of Ninth Street west of Hellman Avenue; and
WHEREAS , on November 28, 1990, the Planning Commission held a duly
advertised public hearing for the above-described map.
NOW, THEREFORE, THE RANCHO CUCAMONGA PLANNING COMMISSION RESOLVES AS
FOLLOWS :
SECTION 1 : That the following findings have been made:
1. That the map is consistent with the General Plan.
2. That the improvement of the proposed subdivision is
consistent with the General Plan.
3. That the site is physically suitable for the
proposed development.
4. That the proposed subdivision and improvements will
not cause substantial environmental damage or public
health problems or have adverse effects on abutting
properties.
SECTION 2 : This Commission finds and certifies that the project has
been reviewed and considered in compliance with the California Environmental
Quality Act of 1970; and further, this Commission hereby issues a Negative
Declaration.
SECTION 3 : Tentative Parcel Map Number 13221 is hereby approved
subject to the attached Standard Conditions and the following Special
Conditions:
ENGINEERING DIVISION
1. Overhead Utilities:
a. Ninth Street: The existing overhead utilities (electrical and
telecommunications) on the project side of Ninth Street shall be
undergrounded from the existing terminus east of the railroad spur to
the first pole east of the east project boundary prior to approval of

Final Parcel Map. The Developer may be eligible for reimbursement of
one half the established cost of undergrounding from future
development on the opposite (south) side of Ninth Street.
b. Railroad Spur: The existing overhead utilities service along the
spur line to the existing building on Parcel 1 shall be undergrounded
prior to approval of Final Parcel Map. No reimbursement is warranted
because the service only serves this one development.
2. Driveways:
a. Construct a new drive approach, per City Standard No. 306, aligned
with and opposite the existing driveway on the south side of Ninth
Street;
b. Reconstruct the existing westerly drive approach per City Standard
No. 306; and
c. Remove the existing middle and easterly drive approaches and replace
them with curb, gutter, sidewalk and parkway landscaping.
3. Provide a 20-foot wide easement across Parcel 1 for future rail service
to Parcel 2 parallel to the existing easement.
PLANNING DIVISION
1 . The following conditions shall be completed prior to recordation of the
final map. Plans reflecting these conditions shall be reviewed and
approved by the Planning Division. All conditions refer to upgrading the
existing use on Parcel 1.
a. A 6-foot high wall shall be constructed along the Ninth Street
frontage to screen the loading docks and parking area from public
view. In addition, a solid metal rolling gate shall be installed at
the driveway. Vines and shrubs shall be planted against this screen
wall .
b. The area in front of the building shall be restriped and used for
parking and loading, rather than storage. The parking lot shall
conform to current development standards in terms of number, size and
striping of all parking spaces.
c. Landscaping, including groundcover, shrubs, and trees, shall be
densely planted along the west side of the building. Landscaping
shall also be planted at the rear of the site if any storage areas
are proposed there.
