Below is a public comment for DRC2020-00219 sent to us while City Hall was closed on Friday March 19,2021. This item
is on the agenda for tomorrow's PC. I was able to get in touch with Mr. Layne and meet with him this morning 3/23/21
to discuss the development process, project details and his concerns.

Dear Griffin,
I am writing you regarding the public hearing for 11022 Ranch Drive.
I am the neighbor located directly east and adjacent to the proposed development. My address is 11046 Ranch Drive.
My wife and I are opposed to the building of this massive structure.
Our home is a single story dwelling. We are gravely concerned that our quality of life will be significantly degraded by
such a large structure; that it will block most of the afternoon sun; that it will have adverse effects on our landscape,
backyard, health of our vegetation and fruit trees, and quality of our pool enjoyment.
Due to the fact that the lot is already higher —we will be even further impacted by such a large structure; our privacy will
be compromised and our view to the East will be entirely obliterated.
In addition, we are concerned that because of the factors outlined above, our property value will be significantly
diminished.
We sincerely request that a two story structure be denied in this location, and in keeping with the other two homes on
this north side of Ranch Drive —only a single story structure be permitted. K
We also call attention to the fact that its location on the corner of three community streets will adversely affect the
views of multiple homes in close proximity, and be an eyesore in such an exposed location.
Thank you for creating this hearing, notifying us, and inviting our opinions. We truly appreciate it. We are in the process
of working with our HOA Architectural Committee to support our opposition to the structure, as well as.several
additional neighbors —and are asking them to contact you as well, and attend the scheduled Zoom meeting.
We cannot stress how concerned we are and would appreciate any help, insight, or additional time you can offer to
allow us to gather further support against this project.
