Contractor shall be familiar with and shall be responsible foradherence to these Standards and Specifications.2.All pipelines or substructures of any kind, telephone or power poles, watermeters, valves, fire hydrants, etc. shown or not shown on these plans withinthe right-of-way limits or in adjacent areas where improvement work is tobe done shall be the removed, replaced, relocated or protected in place asrequired at no cost to the City of Rancho Cucamonga.3.Any contractor performing work on this project shall familiarize himselfwith the site and shall be solely responsible for any damage to existingfacilities resulting directly or indirectly from his operations, whether or notsuch facilities are shown on these plans.4.A permit shall be obtained from the City of Rancho Cucamonga PublicWorks, Engineering Department prior to any encroachment or constructionwithin any City of Rancho Cucamonga easement or right-of-way.5.All grade stakes shall be set by the Contractor or Engineer. Paving stakesshall be set at all hinge points, edge of pavement points within 0.01 foot ofsub-grade elevation and at not more than 50 foot intervals. Additionalpaving stakes may be required by City Engineer as needed at warped orvertical curve areas.6.All sewer, water, electric, gas, phone or other utility laterals, mains, orcrossings shall be constructed prior to paving.7.Compaction tests of embankment construction, trench backfill, compactingoriginal ground and all sub-grades shall be performed at no cost to the Cityof Rancho Cucamonga. A written report with these compaction tests shallbe submitted to the City Engineer for approval prior to the placement ofbase materials and/or surfacing.8.At the completion of paving, a materials report shall be submitted to theCity Engineer. Listing all tests or determinations completed to verifystability oil content and gradation of asphalt paving.9.Prior to installation of any paving, a materials report shall be submitted tothe City Engineer. Listing all tests or determinations completed to verify:R-Value, sieve analysis and sand equivalent of aggregate base.10.Paving shall be performed in accordance with R-Value and Pavement teststaken to determine structural sections.11.When improvements are to be placed on native soil which consists of arocky material, the subgrade shall be prepared by removing all rocks whichprotrude above the sub-grade and all voids or depressions shall be filledwith a fine grade material of a quality better than the native material.12.If the asphalt concrete is to be placed on sub-grade, a soils sterilantregistered by the E.P.A. for use under A.C. and P.C.C. shall be uniformlyapplied at the manufacturer's recommended rate for the full pavementwidth prior to paving.13.Estimate of quantities is provided by the Engineer only for the convenienceof the developer, the contractor shall make his own determination ofconstruction quantities before submitting a bid. Any item of work requiredby these plans which is not specifically listed in the estimate of quantitiesshall be considered as included in the other items of work.14.Street signs per City of Rancho Cucamonga Standard Number 401 shall beconstructed at each intersection.15.City approval of plans does not relieve the developer from responsibilityfor the correction of error and omission discovered during construction.Upon request the required plan revisions shall be promptly submitted to theCity Engineer for approval.16.Work site and exterior streets shall be in a neat, clean, hazard free, orderlystate, throughout construction. Site shall be cleaned upon request of theinspector.17. Contact all Utility Companies as required, 48 hours prior to excavation.1.Street trees on new streets are to be selected from the city's approved streettree list, based upon available planting area (typically betweenback-of-curb and the sidewalk). Established streets should already havedesignated tree species. Contact the Engineering Services Department at(909) 477-2740 for additional information.2.Street Trees are to be shown on street or other public improvement planssigned by the City Engineer, and constructed per the same.3.Street trees shown on the Planning Department's submittals are conceptualonly.4.Interior streets will be required to select “deciduous” trees for East-Weststreets and “evergreen” trees for North-South streets from the City'sapproved street tree list. Wind-Prone areas may be required to utilize amore deciduous palette.5.Indicated spacing and sizes are requirements for City maintained trees only.Where the tree concept goes beyond areas of influence near publicimprovements and / or any city maintenance easement, spacing and sizeswill be per the on-site plans approved by the Planning Department, on-siteand off-site plans shall be coordinated.6.Street improvement plans shall reflect the legend and notes indicatedbelow. DECORATIVE METAL WALL:
To be 1
4" steel plate. Prepare metal surface per manufacturer's specifications. Remove oil, dust,
dirt, loose rust, or other contamination to ensure good adhesion. Contractor shall apply all
Rust-Oleum coatings and materials with the manufacturer's specifications in mind. Mix and
thin coatings according to manufacturer's recommendations. Do not apply to wet or damp
surfaces. Apply coatings using methods recommended by manufacturer. Uniformly apply
coatings without runs, drips, or sags, without brush marks, and with consistent sheen. Apply
coatings at spreading rate required to achieve the manufacturers recommended dry film
thickness. Regardless of number of coats specified, apply as many coats as necessary for
complete hide, and uniform appearance. Protect finished coatings from damage until
completion of project. Touch-up damaged coatings after substantial completion, following
manufacturer's recommendation for touch up or repair of damaged coatings. Repair any defects
that will hinder the performance of the coatings. Apply "white" #215969 clear metal primer,
then "Safety Red" #7524402 High Performance Protective Enamel as finish. Primer and Enamel
by Rust-Oleum

PP CONSTRUCTION NOTESAND LEGENDCONSTRUCTION NOTES
1. Contractor to verify site conditions prior to beginning construction. Discrepancies shall be brought to
the attention of the owners representative.
2. See grading plans for vertical control
3. Contractor shall be responsible for making himself familiar with all underground utilities, pipes and.
structures. Contractor shall take sole responsibility for cost incurred due to damage and replacement
of said utilities.
4. Contractor shall not willfully proceed with construction as designed when it is obvious that unknown
obstructions and/or grade differences exist that may not have been known during design. Such
conditions shall be immediately brought to the attention of the Landscape Architect. The Contractor
shall assume full responsibility for all revisions due to a failure to give such notification.
5. Contractor shall be responsible for any coordinating with other sub-contractors as required to
accomplish construction operations.
6. Concrete surfaces shall be formed with long, smooth gradients to reduce dips, abrupt changes and sharp
transitions.
7. All curvilinear walks, curbs, headerboards and walls shall have a continuous smooth curve where
applicable. All forms must be inspected and approved prior to beginning that phase of the work.
8. All concrete flatwork to be 3 1/2" minimum thickness and located as shown. Concrete will be of a 5
sack mix and maximum water/cement ratio shall be in accordance with ACI 301 and ACI 318.
Maximum slump shall not exceed 4 inches for normal weight concrete if consolidationis by vibration.
A slump not exceeding 5 inches is permitted if consolidation is by other means. Concrete shall have a
compressive strength of 2500 PSI in 28 days. Uses of admixture shall be approved prior to
construction and shall be in accordance with the ACI 301. Concrete that has been pretempered by
water or cement after concrete has partially hardened, is not acceptable. Concrete shall never be
covered with sheeting of any kind. Periodic tests of compressive strength of concrete shall be made in
accordance with ACI 301 to verify that it meets design requirements. Concrete shall be poured
continuously, where possible and thoroughly consolidated by mechanical vibration or other methods
in accordance with ACI 301. All finishing shall be in accordance with ACI 301.
9. All walks shall be 3 1/2" thick concrete with a medium broom finish. Install expansion joints at 12' o.c.
and at corners; scorelines at 6' o.c. or as shown of plans and in accordance with all local codes.
10. Contractor shall coordinate irrigation and lighting sleeve locations under paved areas as required.
Refer to appropriate plans.
11. If in the field, scaled dimensions conflict with stated grades, and/or elevations, the design elevation
shall take precedence.
12. Prior to placing concrete, the Contractor shall sufficiently moisten the subgrade and provide subgrade
etc. for all hardscape paving, wall footings, etc.
13. Verify with the project Soil and/or Structural Engineer for the need for steel reinforcing, base
material, etc. for all hardscape paving, wall footings, etc.
14. For masonry and wood construction notes, if any, refer to separate list of requirements within this
package.
15. Waterproofing Note:
Waterproofing to consist of mulasticoat and scratch kote 2000 product or pre-approved equivalent.
Waterproofing coat is to be installed per manufacture's specifications. Hold 6" from top of wall and
should extend a minimum of 2" over the foundation heel. Contractor may substitute equal product,
but must submit cut sheet to owner or owner's representative for approval prior to installation.
MASONRY NOTES
1. All masonry blocks, bricks, veneer, etc. as well as other products and equipment shall be
installed per manufacturer's specifications and per industry standards.
2. Concrete shall be machine mixed. Proportions to be 1:2 1/2: 3 1/2 by volume using a maximum of 7 gallons of water
per sack of cement, unless approved otherwise. Concrete shall have a minimum ultimate compressive strength of
2000 PSI minimum at 28 days, unless otherwise approved. Portland cement shall be type V from tested stock per ASTM C-150,
unless otherwise approved.
3. Concrete masonry units for hollow unit masonry construction, shall be grade "N" units conforming to the
requirements of ASTM C-90. The ultimate compressive strength of the masonry wall, grouted solid, shall be
a minimum of f'm=1500 PSI.
4. Mortar shall be freshly prepared and uniformly mixed of 1 part Portland cement, 1/2 maximum to 1/4 minimum
parts lime putty or hydrated lime and 2 1/2 to 3 parts clean washed sand. Mortar to be type "S" with lime a minimum
ultimate compressive strength of 2000 PSI at 28 days.
5. Grout wall solid unless otherwise noted. Grout shall be proportioned by volume and shall have sufficient water
added to produce consistency for pouring without segregation. Fine grout in spaces 2" or less, shall be composed of part
Portland cement, to which may be added not more then 1/10 part hydrated lime or lime putty and 2 1/4 to 3 parts sand.
For course grout add 1 to 2 parts pea gravel to fine grout. Grout shall attain a minimum ultimate compressive strength
of 2000 PSI at 28 days.
6. Reinforcing steel shall conform to ASTM A-615 grade 40 for #4 Rebars and less, grade 60 for #5 Rebars and greater,
unless otherwise noted.
7. All continuous bars or dowels shall lap a minimum 40 bar diameters in concrete and masonry, unless otherwise noted.
8. Excavate for foundations to the depths shown on the drawings included undisturbed soil or compacted earth, 12"
minimum unless otherwise noted.
9. Contact Landscape Architect if site conditions are not as shown.
10. For RETAINING WALLS do not backfill wall sooner than 7 days or prior to reaching strength required in
items 3, 4, 5 and 6 above.
11. For RETAINING WALLS do not backfill with heavy equipment closer than the vertical height of the proposed wall.
12. Design equivalent fluid pressure is from soils report or requested by Owner and is not the responsibility of this
Landscape Architect.
13. Masonry construction shall conform with all applicable codes and ordinances (Uniform Building Code).
14. When retaining, walls shall receive the following waterproofing seal: Coat backside of wall in contact with earth
using "Thoroseal" foundation coating (or approved equal). Apply per manufacturer's specifications.
1. All wood, moldings, caps and trim to be S4S Douglas Fir #1 construction grade, or better, unless otherwise noted.
2. All wood hidden by construction to be S4S Douglas Fir #2 construction grade, or better, unless otherwise specified.
5. Allow for adjoining construction.
7. All bolts and nuts to be cadmium plated.
10. All footings shall be poured on undisturbed native soil or 90% relative compacted fill material per Structural Engineer's requirements.
9. All machine bolts, carriage bolts and threaded rods to have a 2" diameter x 1/4" thick steel washer under nut.
3. All materials shall conform to governing codes and ordinances.
8. All straps, bracket, etc. to be galvanized steel. Unplated steel to be primed with two coats zinc chromate primer final

Irrigation System Maintenance Procedures
While the system is designed to operate automatically, a regular maintenance schedule
is necessary to prevent and address failures in the system as well as ensure that the
system operates in a manner that meets or exceeds the MAWA values provided.
Any broken or malfunctioning irrigation system components should be replaced with
the same components, or an equal or superior equivalent.
Upon completion of the project, the following measures should be performed by
property management at intervals noted below:
Weekly:
During weekly landscape maintenance operations, the maintenance personnel should
look for signs of runoff, erosion, and plant die off due to irrigation system failures. If
issues are detected, they should be brought to the attention of the maintenance
supervisor and property management for timely correction.
All overhead spray heads shall be inspected to ensure clear operation and in order to
identify and repair any damaged equipment.
Monthly:
All irrigation and master valves shall be visually inspected by a property management
representative while the valve is under operating conditions. All control valves and
filters should be visually inspected and cleaned as required and in accordance with
manufactures specifications. All leaks shall be promptly reported to a landscape
maintenance representative so that the valve may be repaired or replaced in a timely
fashion with the minimum amount of leaking water exposed to open air.
All Root Watering Systems are to be visually inspected to insure that all locking grates
are being reasonably kept free of debris. All grates that are not kept reasonably free of
debris are to be reported to a landscape maintenance representative. All Root Watering
Systems that have their locking grates damaged or missing are to be reported to a
landscape maintenance representative so that the locking grate may be repaired or
replaced in a timely fashion.
MAINTENANCE LOG
Keep a log of all inspections and maintenance performance on the irrigation system
(Updated copy to be provided to Property Manager on a monthly basis)
Overall Landscape Maintenance Procedures
At a minimum, the following items should be addressed on a regular basis as required
per city code:
Weekly
Pruning, weeding and maintenance of turf areas should be done on a weekly basis
Monthly
Dead, dying and diseased vegetation should be replaced with equivalent plant material
w/ similar hydrozone requirements, provided that the replaced vegetation does not
result in mixing higher water use plants with low water use plants in the same
hydrozone.
Invasive plant species should be eradicated as required.
Plant material should be maintained in order to avoid obstruction of motorists views.
Annually
Mulch should be replenished in order to maintain appropriate soil moisture levels.
Soil amendments consistent with the agronomic soils report for this project should be
applied in the manner prescribed in order to support and maintain healthy plant growth.
Lawns should be fertilized in a manner consistent with best management practices
