II. NEW BUSINESS
A. PRE-APPLICATION REVIEW 98-05 - RANCHO SUMMIT LLC -
Consideration of a 343 lot single family subdivision on 132 acres in the
Low Residential District (2-4 dwelling units per acre) of the Etiwanda
Specific Plan, located at the southeast corner of Wilson Avenue and
Wardman Bullock Road - APN: 226-102-17.
B. PRE-APPLICATION REVIEW 98-04 - GREG ROBERTS - A request
to construct a 4,899 square foot Texaco service station, including fast
food service, on 1.73 acres of land in the Community Commercial
District (Subarea 4) of the Foothill Boulevard Specific Plan, located at
the northeast corner of Foothill Boulevard and Etiwanda Avenue -
APN: 1100-061-02.
III. PUBLIC COMMENTS
This is the time and place for the general public to address the Commission. Items
to be discussed here are those which do not already appear on this agenda.
IV. ADJOURNMENT
The Planning Commission has adopted Administrative Regulations that set an
'I 'bOO p.m. adjoumment time. If items go beyond that time, they shall be heard only
with the consent of the Commission.
I, Gail Sanchez, Planning Commission Secretary of the City of Rancho
Cucamonga, or my designee, hereby certify that a true, accurate copy of the
foregoing agenda was posted on May 7, 1998, at least 72 hours prior to the

Dear Mr. Coleman:
The referenced application pertains to 132 acres at the southeast comer of Wardman
Bullock and Summit that Lennar Homes recently purchased. During the due diligence
period, several lotring studies were performed under the guidelines specified in the
Etiwanda Specific Plan. Numerous meetings were conducted with City staff to analyze
our studies and ascertain which lotting study was best to proceed forward, thus our
current application for 343 lots.
However, I feel that it is important that you should be aware of our lotting study for 390
lots that was prepared and appears to be in compliance with the Optional Development
Standards of the Etiwanda Specific Plan. Thcrefore, cnclosed bergwith plcasc find two
(2) copies of thc study showing 390 lots. I am not asking that this study be a part of our
application, but rather simply providing for your consideration and making you aware of
this additional study.
Your attention to this matter is appreciated and if any additional information is desired,
please do not hesitate to contact me.
