A. R~citals.
(i) Si~£~ Vista Baptist Church has filed an application for a
modification to Conditional Usa Permit No. 87-19 as described int he title of
this Resolution. Hereinafter in t_his Resolution, the subject Conditional Use
Permit modification is referred to as "the application".
(ii) On the 30th of Nove~mber, 1988, the Planning (k~mL,~ssion of the
City of Rancho Cucamonga conducted a duly noticed public hearing on the
application. After receiving all public input and concluding said hearing, the
Planning C~m,~ssion approved the deletion of Condition No. 6 and the
modification of Condition No. 10 of Resolution No. 87-128 to either install the
landscaping and irrigation or contribute, in-lieu of construction, to the future
City beautification project.
(iii) The applicant has filed a timely appeal of the application
request.
(iv) On Jam,ary 4, 1989, the City Council of the City of Rancho
Cucamonga conducted a duly noticed public hearing to receiv~ input on the appeal
and concluded said hearing on that date.
(v) All legal prerequisites to th~ adoption of this Resolution have

NOW, THEREFORE, the city Council of the City of Rancho Cucamonga does
hereby find, determ/ne and resolve as follows:
1. This Council specifically finds that all of the facts
set fc~T_h in the Recitals, Part A, of this Resolution
2. Based upon ~,h~tantial evidence ~resented to t_his
Council during the above-referenced public h~aring on
January 4, 1989, including written and oral staff
reports, together with public testimony, this Council
specifically finds as follows:
(a) The application applies to property at the
southwest corner of Jasper Street and l_c~ita Court
with street frontages of 270 feet along Lomita

Court, 575 feet along Jasper Street, a~d 325 feet
along Sierra vista Street, and is presently
developed with the church administrative office;
(b) The p~operty to tb~ north and east is designated
for residential uses and is developed with single
family residences. The property to the west is
designated for and developed with flood control
facilities. ~ property to the south is owned
and operated by the San C~hriel Valley Municipal
Water District; and
(c) The rec~ re~ent of the Plannir~ C~,,,,~ ssion
Resolution 87-128A, that the developer either
install the landscaping and irrigation or
contribute, in-lieu of construction, to the future
beautification uroject for Base Line Road, re~ains
