A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF RANCHO
CUCAHONGA, CALIFORNIA, 0Y PRELIMINARy APPROVAL OF CITY
ENGINEER'S REPORT FOR LANDSCAPE AND MAINTENANCE DISTRICT
NO. 6 (CARYN PLANNED COMMUNITY)
WHEREAS, on May 7, 1986, the City Council of the City of Rancho
Cucamonga directed the City Engineer to make and file with the City Clerk of
said City a report in vriting as required by the Landscaping and Lighting Act
of 1972; and
WREREAS, the City Engineer bag made and filed witb the City Clerk of
said City a report in vritinS as called for pursuant to said Act, which report
has been presented to this Council for consideration; and
WHEREAS, said City Council bag duly considered said report and each
and every part thereof, and finds that each and every part of said report
sufficient, and that said report, nor any part thereof, requires or should be
modified in any respect.
N(N, THEREFORE BE IT RESOLVED by the City Council of tbe City of
Rancbo Cucamonga as follows:
SECTION 1: That the Eugineer's Estimate of the itemized costs and
expenses of said work and of the incidental expenses in connection therewith,
contained in said report be, and each of them are hereby, preliminarily
approved and confirmed.
SECTION 2: That the diagram showing the Assessment District referred
to and described in said report, the boundaries of the subdivisions of land
within said Assessment District are hereby preliminarily approved and
confirmed.
SECTION 3: That tbe proposed assessment upon the subdivision of land
in said Assessment District in proportion to the estimated benefit to be
received by said subdivision, respectively, from said work and of the
incidental expenses thereof, as contained in said report is hereby
preliminarily approved and confirmed.
SECTION 4: That said report shall stand as the City EnSineer's
Report for the purposes of all subsequent proceedings, and pursuant to the
proposed district.

ENGINEER'S REPORT
FOR
LANDSCAPE ~{AINTENANCE DISTRICT NO. 6
SECTION 1. AUTHORITY FOR REPORT
This report is prepared in compliance with the requirement of
Article 4, Chapter 1, Division 5 of the Street and Highways Code,
State of California (Landscaping and Lighting Act of 1972).
SECTION 2. GENERAL DESCRIPTION
This report deals with the establishment of a Landscape Maintenance
District for Tentative Tract 12642 and Parcel Map 8617. The
District will include all of the numbered and lettered lots within
both the Tentative Tract Map and the Parcel Map. Areas included
within the work program are the trees and ground cover within
lettered lots dedicated to the City, trees and ground cover within
the dedicated streets to the City, except ground cover on local
streets (those streets on which lots face), trees and ground cover
within landscape easements dedicated to the City and other areas
required by the Specific Plans or by the City Council, or as
dedicated by the various subdivisions. These areas listed above
will become part of the active work program, at such time as the
specific areas are dedicated to the City. Annual Engineer's
reports will be prepared and approved by the City Council defining
the specific work programs for each year and the estimated cost for
those years. As the development proceeds within the District, the
area to be maintained by the District will increase and so will the
cost; bowever, the number of units will also increase. It is hoped
that the number of units would increase at approximately the same
rate as the maintenance area would increase; thereby, keeping
constant or decreasing the cost per unit, excluding cost of living
increases. The normal process will be the dedication of the areas
to the City, then the areas landscaped by the developer, then after
a period of maintenance by the developer, the acceptance of
maintenance by the Maintenance District. There will be a lag time
from the original dedication until the District actually begins the
cost of maintaining property. It is intended that the area within
Tentative Tract 12643, adjacent to Tentative Tract 12642, may annex
to this District and the landscaped areas dedicated to the City,
within Tentative Tract 12643, would become part of the active work
program of the District.
SECTION 3. PLANS AND SPECIFICATIONS (SCOPE OF WORK)
The plans and specifications and installation for all landscaping
will be completed by the developers at their cost for the
individual areas to be maintained within each subdivision and be
approved by the Community Development Department.
Maintenance Activities
Detail maintenance activities on the areas to be maintained by the
District include:
The repair, removal or replacement of all or any part of
any improvement, providing for the life, growth, health and
beauty of the landscaping, including cultivation,
irrigation, trimming, spraying, fertilizing or treating for
disease or injury; the removal of trimmings, rubbish,
debris and other solid waste, the maintenance, repair and
replacement as necessary of all irrigation systems, and the
removal of graffiti from walls immediately adjacent to the
cultivated areas.
SECTION 4. ESTI~ATED COSTS
No costs will be incurred by the District for original improvement
construction. Based on data from other cities, and from the City
of Rancho Cucamonga for landscaping maintenance District No. 1 ant
from a review of proposed landscaping plans, it is estimated that
the maintenance cost for assessment purposes, based upon current
dollars, estimated areas to be maintained and estimated number of
completed dwelling units will be as follows:

SECTION 5. ASSESSSIENT DIAGRAM
A copy of the proposed boundary map and legal description of the
Assessment District are attached to this report and labeled
"Exhibit A" and "Exhibit B". Precise lot dimensions are included
in the referenced tract maps and Assessor's records. Assessment
diagrams are on file in the City Clerk's office.
SECTION 8- ASSESSMENTS
Maintenance costs for the entire district are found to be of
specific benefit to all property within the District in accordance
with the following relations:
