A RESOLUTION OF THE CIT~ COUNCIL OF THE CITY OF RANCHO
CUCAMONGA, CALIFORNIA, ORDERING THE WORK IN CONNECTION WITH
THE FORMATION OF LANDSCAPE MA]JT~ANCE DISTRICT NO. 6
( CARYN PLANNED COMMUNITY) AND ACCEPTING THE FINAL
HNGIN EER'S REPORT
WHEREAN, the City Council of the City of Rancho Cucamonga did on May
7, 1986, adopt Resolution No. 86-118 giving its preliminary approval to an
Engineer's Report prepared in connection with the formation of an assessment
district to be known as "Landscape Maintenance District No. 6" pursuant to the
Landscaping and Lighting Act of 1973; and
WHEREAS, the City Council of the City of Rancho Cucamonga did on May
7, 1986, adopt Resolution No, 86-119 declaring its intention to order the
formation of an assessment district to be known as "Landscape Maintenance
District No. 6" and to levy and collect assessments pursuant to the Landscaping
and Lighting Act of 1972; and
WHEREAS, a certified copy of said Resolution No. 8~-119 was duly
published in the time, form and manner required by law as shown by the
Affidavit of Publication of said Resolution on file in the office of the City
Clerk of the City of Rancho Cucamonga; and
WHEREAS, a notice of public hearing was duly mailed to all persons
owning property within the proposed Landscape Maintenance District No. 4 in the
time, form and manner as required by law; and
WREREAS, a public hearing has been held and this City Council has
duly received and considered evidence, oral and documentary, concerning the
necessity for the contemplated work and the benefits to be derived therefrom
and this City Council has now acquired jurisdiction to order the proposed work.
NON, THEREFORE, the City Council of the City of P-ancho Cucamonga does
hereby resolve as follows:
SECTIO8 1: This City Council hereby order the formation of
"Landscape Maintenance District No. 6" and the maintenance of certain landscape
improvements to be located within said Landscape Maintenance District, as more
particularly described in the Engineer's Report.
SECTION 2: This City Council hereby confirms the diagram of
"Landscape Maintenance District No. 6" as more particularly described in said
Engineer°s Report and hereby confirms the assessments for fiscal year 1986 -87
and the method of assessment as more particularly described in the Engineer#s
Report.
SECTION 3: The City Clerk of the City of Rancho Cucamonga is hereby
and directed to file the diagram and assessment contained in the Engineer's
Report, or a certified copy thereof, with the County Auditor.

ENGINEER'S REPORT
FOR
LANDSCAPE MAINTENANCE DISTRICT NO. 8
SECTIGN I. AUTHORITY FOR REPORT
This report is prepared in compliance with the requirement or'
Article 4, Chapter 1, Division 5 of the Street and Highways Code,
State of California (Landscaping and Lighting Act of 1972).
SECTION 2. GENERAL DESCRIPTION
This report deals with the establishment of a Landscape Maintenance
District for Tentative Tract 12642 and Parcel Map 8617. The
District will include all of the numbered and lettered lots within
both the Tentative Tract Map and the Parcel Map. Areas included
within the work program are the trees and ground cover within
lettered lots dedicated to the City, trees and ground cover within
the dedicated streets to the City, except ground cover on local
streets (those streets on which lots face), trees and ground cover
within landscape easements dedicated to the City and other areas
required by the Specific Plans or by the City Council, or as
dedicated by the various subdivisions. These areas listed above
will become part of the active work program, at such time as the
specific areas are dedicated to the City. Annual Engineer's
reports will be prepared and-approved by the City Council defining
the specific work programs for each year and the estimated cost for
those years. As the development proceeds within the District, the
area to he maintained by the District will increase and so will the
cost; however, the number of units will also increase. It is hoped
that the number of units would increase at approximately the same
rate as the maintenance area would increase; thereby, k~ ~tng ,
constant or decreasing the cost per unit, excluding cost 'f living
increases. The normal process will be the dedication of the areas
to the City, then the areas landscaped by the developer, then after
a period of m~intenance by the developer, the acceptance of
maintenance by the Maintenance District. There will be a lag time
from the original dedication until the District actually begins the
cost of maintaining property. It is intended that the area within
Tentative Tract 12643, adjacent to Tentative Tract 12842, may annex
to this District and the landscaped areas dedicated to the City,
within Tentative Tract 12643, would become part of the active work
progrs/n of the District.
SECTION 3. PLANS AND SPECIFICATIONS (SCOPE OF WORK)
The plans and specifications and installation for all landscaping
will be completed by the developers at their cosz for the
individual areas to be maintained within each subdivision and be
approved by the Community Development Department.
Maintenance Activities
Detail maintenance activities on the areas to be maintained by Ehe
District include:
The repair, removal or replacement of all or any part of
any improvement, providing for the life, growth, health ~nd
beauty of the landscaping, including cultivation,
irrigation, trimming, sprayinS, fertilizing or trea~inE for
disease or injury; the removal of trimmings, rubbish,
debris and other solid waste, the maintenance, repair ~nd
replacement as necessary of all irrigation systems, and the
removal of graffiti from walls i~ediaZely adjacent to the
cultivated areas.
SECTION 4. ESTIMATED COSTS
No costs will be incurred by the District for original improvement
construction. Based on data from other cities, and from the City
of Rancho Cucamonga for landscaping maintenance District No. 1 and
from a review of proposed landscaping plans, it is estimated that
the maintenance cost for assessment purposes, based uPon'current
dollars, estimated areas to be maintained and estimated number of
completed dwelling units will be as follows:

Estimated assessments are for comparison only. Actual assessment
will be set by public hearinS each year in June and will be based
on actual maintenance expenses and developed land use summaries.
SECTION 5. ASSESS~IENT DIAGRAM
A copy of the proposed boundary map and legal description of :he
Assessment Dis=rict are attached to this report and Iabe[ed
"Exhibit A" and "Exhibit B". Precise lot dimensions are/ncluced
in the referenced tract maps and Assessor's records. Assessmen~
Diagrams are on file in the City Clerk's office.
SECTION 6. ASSESSMENTS
[~8lntenance costs for the entire district are found to be of
specific benefit to all property within the District in accordance
