The City Council of the City of Rancho Cucamonga, California, does
ordain as follows:
SECTI08 1: The City Council finds and determines as follows:
A. Government Code Section 65864 through 65869.5 authorizes the City
to enter into binding Development Agreements with persons having legal or
equitable interests in real property for the development of such property.
B. Three copies of the proposed Development Agreement (as contained
in Exhibit I attached) between the City and Philip D. Scblosser, Elaine H.
Schlosser, Albert Holquin, Jr., Roberta J. ~olquin, Jeffrey P. Schlosser,
Jacquelin L. Schlosser, David M. Richardson and Gene M. Richardson are on file
in the office of the City Clerk, and the same are public records of the City.
C. The proposed Development Agreement pertains to real property
situated in the City of Rancho Cuca~onga, County of San Bernardino, and
described as follows:
PARCEL 1:
The West 438,66 feet of Lots 25 and 26 of Rochester, as per
plat recorded ia Book 9 of Haps, Page 20, records of said
County.
EXCEPTIlqG therefrom the West 50 feet of said Lot 25.
PARCEL 2:
Lots 25 and 26, Town of Rochester, as per plat recorded in
Book 9 of Naps, Page 20, records of said County.
~XCEPTI~C therefrom the West 438.65 feet thereof.
PARCEL 3:
Lot 2?, according to Hap of Rochester, as per plat recorded
in Book 9 of Maps, Page 20, records of said County.
D. The Planning Commission and City Council duly held public
hearings on the proposed Development Agreement.
E. The Planning Commission of the City of Rancho Cucamonga
recommended approval of this Development Agreement to the City Council by
minute order on July 23, 1986.
F. The provisions of the proposed Development Agreement are
consistent with the General Plan, and the provisions of the Industrial Area
Specific Plan.
G. The City Council bas determined that the development of property
in accordance with the Industrial Area Specific Plan text within the city
limits would be beneficial to the public purposes of the City, in that the
property, developed in a manner authorized by the development approvals would
be consistent with the City's General Plan.

SECTI08 2: The proposed Development Agreement between the City and
Philip D. Schlosser, Elaine 1~. Schlosser, Albert ~lolquin, Jr., Rober~a
8olquin, 5effrey P. Schlosser, 5acquel~n L. Schlosser, David H. Richardson and
Gene ~. R~chardson referred ~o in Section I above, is hereby approved. On
effective da~e of ~h~s ~d~nance, ~he Hayor shall sign as many copies of sa~d
D~elopmen~ Agreemsn~ as are necessary for ~he use of ~he par~ies, ~be C~y
Clerk shall a~es~ ro ~he same and shall deliver one fully signed co~ ~o
proper~y ~ners.
SECTI~ 3: ~e Nayor shall s~gn ~his Ordinance and ~he C~y Clerk
shall cause ~he same ~o be published ~h~n f~f~een (15) days after ~s passage
a~ leas~ once in ~, a n~spaper of general circulation pub~ish~
in ~he City of On~ar~o, Cal~ornia~ and c~rcula~ed in ~be Ci~y of Rancho
Cucamonga, California.
