Adjournment -- RECEIVED -- CITY O~ RANCHO CUCAMONOA P..,~ NNING DIVISION PROJECT ~ BASELINE MEDICAL BUILDING 9515 BASELINE STREET RANCHO CACUMONGA, CA APPLICANTs MARGARET HSU 902 BRIGHAM YOUNG CLAREMONT, CA A LETTER OF JUSTIFICATION 1. THE EXISTING SITE IS FLAT IN GENERAL AND ABOUT FIVE FEET LOWER THAN THE STREET LEVEL. THE PROPOSED STRUCTURE WIT.?. BE SLAB ON GRADE WITH MINIMUN GRADING REQUIRED. 2. THE SOUTH PART OF SITE IS ZONED R-1 ( 21,600 S.F.), AND NORTH PART OF SITE IS ZONED OP t35,130 S.F.). THE PROPOSED PROJECT IS TO BUILD A SINGLE MEDICAL BUILDING ON THE SITE. SO, THE GENERAL PLAN AMENDMENT WILL BE REQUESTED. JUSTIFICATION: a. PROVIDE ACCESS TO THE SOUTH PART OF THE SITE (R-l) THROUGH OP ZONED AREA IS NOT DESIREABLE. b. PROVIDE TWO DIFFERENT BUILDING TYPES WITHIN LIMITED SITE IS NOT FEASIBLE. C. A SINGLE BUILDING WILL PROVIDE THE BEST USE OF LAND. 3. COMPATIBILITY~ LOCATION ~ THE PROPOSED MEDICAL BUILDING IS LOCATED AT EAST OF THE SITE WITH MINIMUM 100 FEET AWAY FROM EXISTING SINGLE FAMILY RESIDENCES AND 90 FEET AWAY FROM STREET. SIZE ~ BUILDING FLOOR PLATE IS ABOUT 7,300 S.F., BUILDING HEIGHT IS 40 FEET. DESIGN : MODERN BUILDING WITH MEDITERRANEAN MOTIF. BECAUSE THE NATURE OF THE PROJECT (MEDICAL OFFICE BUILDING) THE MINIMUM TRAFFIC AND NOISE WILL BE CREATED. BECAUSE THE NATURE OF THE SIT~ (~ FEET LOWER ~F~Ai~ STREET j AND THE LOCATION OF THE BUILDING (90 FEET AWAY FROM STREET, 100 FEET AWAY FROM SINGLE RESIDENCES) , THE PROPOSED PROJECT IS SUItaBLE FOR THE SITE.
