A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
RANCHO CUCAMONGA,CALIFORNIA,APPROVING TRACT MAP
NUMBER 16157, IMPROVEMENT AGREEMENT, AND
IMPROVEMENT SECURITY
WHEREAS,Tentative Tract Map 16157,submitted by Lewis Apartment Communities
and consisting of 10 lots for condominium purposes, located at the northwest corner of Church
Street and Terra Vista Parkway was approved by the Planning Commission of the City of Rancho
Cucamonga, on November 13, 2003, and is in compliance with the State Subdivision Map Act and
Local Ordinance No. 28 adopted pursuant to that Act; and
WHEREAS,Tract Map No. 16157 is the final map of the division of land approved as
shown on said Tentative Tract Map; and
WHEREAS, all of the requirements established as prerequisite to approval of the
final map by the City Council of said City have now been met by entry into an Improvement
Agreement guaranteed by acceptable Improvement Security by Concours Development Company,
LLC, and LDC Cougar, LLC, as developer; and
WHEREAS, said Developer submits for approval said Tract Map offering for
dedication, for street, highway and related purposes, the streets delineated thereon and the
easements dedicated thereon for traffic signal equipment purposes.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RANCHO
CUCAMONGA HEREBY RESOLVES, that said Improvement Agreement and said Improvement
Security submitted by said developer are hereby approved, and the Mayor is hereby authorized to
sign said Improvement Agreement on behalf of the City of Rancho Cucamonga, and the City Clerk
to attest; and that the offers for dedication, easements and the final map delineating the same for
said Tract Map No. 16157 is hereby approved, and the City Engineer is authorized to present same
to the County Recorder to be filed for record.
