(i) Southwest Design Group has filed an applicatic~ for
Develo[mBnt District ~ No. 89--07 as described i]1 the title of this
oMinance.
(ii) On June 10, 1992, the Planning ~icel of the City of
~ O~mn~nga cc~rhEted a duly noticed public hearing with respect to the
above referenced Development District ~. Followir~ the cc~clusic~ of
said public hearing, the Planning C~mdssim ad~ Resolutic~ No. 92-84,
thereby rexamendi~ that the City Council ~ Develo[ment District
AnBrr][~ent No. 89-07.
(iii) On August 5, 1992, the City Council of the City of ~
~ c~ducted a duly noticed public heari.~ and ~mcluded mid hearing
prior to ad~ic~ of this Ordirk3nce.
B. Ordinance
NOW, I}~EFCea, the City Council of the City of Rancho ~ does
hereby find, determine and ok-dain as follcws:
~: Ikis Council he~ specifies and finds that all of the
facts set forth in the Recitals, Part A, of the Qrdinance are true and
correct.

Council hereby specifically finds as follc~B:
a. ~he applicatic~ applies to a~tely 5 acres of
land located ~n the north side of Base Line Road, ~ Alta Cuesta Drive
and Tangle~xU Avenue, and is pr~antly immured with 3 single family ~
and a ~ number of mature trees; and
b. The properties to the north and west of the subject
site con~in mnti-f~ily h~usin~ within the City of UpLm~; the progeny to
the south consists of single family atta_cb~d~__ housing; and the property to the
east is a flood cuntrol channel; and

c. ~he applicatic~ is associated with Tentative Tract No.
14208, an application proposing 32 c~'um units cel 3 acres of the
subject property, resulting in a density of 10.7 dwelling units per acre; and

Medium Residential (4-8 dwelling units per acre) c~ the Develo[mBnt Districts
Map, and the General Plan designatic~ is Medium Residential (8-14 dwelling
units per acre).
SEClIC~ 3: ~ Oouncil hereby finds and certifies that the project
Env~~ Quality Act of 1970, and further, this C~mcil hereby ismms a
Negative Declaration.

approves Develc~ District Amendment No. 89-07 changing the district
designation frcm "I/~' L~um Residential (4-8 dwelling units per acre) to
'~T' Medium Residential (8-14 dwellin~ units per acre) for those properties
located on the north side of Base TAne Road adjacent to the Upland city limit
with a street f~a~age of 447 feet a~ a lot de~th of 496 feet. (APN: 202-
025-01, 4, 7, 8, 12, 13, and 14 as a~pict_~__ in the attached ExhiBit "1.")
S~CT/~ 6: ~he City Clerk shall certify as to the ~__~on of this
passage at least cr~e in the Inland Valley D~i~y Bu!~!etin, a newspaper of
general circulation publ~ in the City of Ontario, Calif~ia, and
circulated in the City of Rancho O___~am~ga, California.
